CONTRACT OF LEASE

I, AILEEN B. SIGLOS, of legal age, single, Filipino, with residence and


postal address at Capital Area, Daro National Highway, Dumaguete City, for and
in consideration of the agreements hereinafter known as the LESSEE, do hereby
LEASE unto NEAPOLLE FLUER C. BLANCO, of legal age, single, Filipino,
with residence and postal address at South National Highway, Banilad, Dumaguete
City, hereinafter known as the LESSOR;

WITNESSETH
WHEREAS, that the above-mentioned LESSOR, the owner of that a certain
Lot with fully furnished house with swimming pool, lawn, 4 bedrooms, 2 comfort
rooms, 1 kitchen, covered by Title No. TCT-1456, Lot no. 2008-B, located in
Motong, Dumaguete City, containing an area of 500 sq.m.;

For and in consideration of the foregoing premises, the LESSOR hereby


leases to the LESSEE the lot above-stated under the following terms and
conditions, to wit:
1. That the term of LEASE shall be for a period of One (1) year from
February 10, 2018 to February 10, 2019, and can be renewed at the option of the
parties;
2.That the monthly rental of the leased Lot shall be TWENTY THOUSAND
PESOS (P 20,000.00) and shall be PAYABLE IN ADVANCE within the first five
(5) days of the month;
4. That all the ordinary uses within the premises that arise in the daily use of
the subject lot therein shall be for the sole account and expense of the lessee,
without reimbursement;
5. That the lessee shall use the leased premises exclusively for family
dwelling, and shall have no right to use the same for business purposes;
6. That the lessee is expressly prohibited to sublet the leased premises to
anyone, without the express consent of the lessor in writing;
7. That the application for water and electronic connections, charges for
water, light, gas, telephone used within the premises shall be the sole account of
the lessee;
8. That the lessee shall be responsible for the observance of sanitary and
electrical regulations required and imposed by the Municipal and/or Barangay or
Government authorities regarding the use and habitation of the leased premises;
9. That the lessee shall notify the lessor 30 days in advance should the
lessee decide to abandon the leased premises;
10. That the violation of any of the above terms and conditions will produce
IPSO FACTO rescission of this contract of lease.

IN WITNESS WHEREOF, the parties hereto have signed this contract of


lease this 10th day of February, 2018, in the City of Dumaguete, Philippines.

ACKNOWLEDGMENT

BEFORE ME, this 10th day of February 2018, in the City of Dumaguete,
Province of Negros Oriental, personally appeared NEAPOLLE FLUER C.
BLANCO, with Residence Certificate No. 23327052 issued at Dumaguete City,
on February 4, 2018 and AILEEN B. SIGLOS with Residence Certificate No.
23630668 issued at Dumaguete City on February 1, 2018, respectively, known to
me and to me known to be the same person who executed the foregoing instrument
which they acknowledged to me as their free and voluntary act and deed.

This instrument consists of two (2) pages where this acknowledgment is


written, and signed by the vendor and her instrumental witnesses at the lower
portion of this page.
