    VA: Hi Katherine?

    My name is __________. I have a quick question about the property at 33 S 79th Way
    in Mesa, are you the owner?

    Seller: YES

    VA: Great! Katherine, my partner and I are local investors in the area/ we work
    with Local Investors.

    We are looking to buy a property in Mesa and we just wanted to get on a quick call
    with you to know if you were interested in selling your property.

    Seller says: Yes! Okay. I am selling home.

    VA: I am happy to hear you are looking to sell, so can you tell me:

    ***Are you currently under contract or listed with a Realtor?

    *** How long have you owned the property?

    Seller:

    Thank you! Seems like you have owned it for quite some time now. By the way
    Katherine, the offer usually depends on the overall condition of the property. Is
    the property vacant or do you live there?

    ***On a scale 1-10, 1 being unsuitable to live in and 10 being recently remodeled
    can you tell me the overall condition of the property?
    ***How old is the roof and what is the condition of the HVAC?
    ***Are there any Minor Repairs that need to be made?
    ***What other Updates were done on the home in the last 5 years?

    ** What is your Asking price for the property?

    Great! I will take note of this. We pay all closing costs, there are no real
    estate commissions and the best part is we buy them completely as is, so you don't
    have to put another cent into the property. With that being said, If you’d like our
    terms and our offer, how soon are you looking to move forward?
