Access and utilities There should be good transport facilities such as railway, 5

bus service, for going to office, college, market, etc. Civic


services such as water supply, drainage sewers, electric
lines, telephone lines, etc. should be very near to the
selected site so as to obtain their services with no extra cost.

The selected site should be large enough; both to ensure the

dominance by the neighbouring buildings.

properties that may be seen to be unsuitable conditions
attractive to passing children.

selected site so as to obtain their services with no extra cost.

Residential site should not be located near workshops,


Hazards factories, because such locations are subjected to 3
continuous noise. Residential house site should be located
away from the busy commercial roads.

Allowable activities that abut the site or share a street


frontage provide no greater noise, traffic, odors, lighting.

The site should command a good view of landscape such a
hill, river, lake, etc.

Community Character Conversion will not foster further unintended conversion of 4

create hardships for neighboring structures. The proposed
use will not compromise the current or allowable operations
of nearby properties.

The site will share common property lines and/or street


frontages and connections with compatible districts.

Residential use and activity will not be out of context with


the character of the general area and particularly
with the character of the predominant street(s)

Physical Constraints Project must reduce/minimize potential conflicts between


uses on nearby sites to a level that is less than significant. A 3
change in the land use plan for the site would not adapt
with the unfavourable vision for uses in the area
