DEED OF ABSOLUTE SALE OF A REGISTERED LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and executed by and between:

LAURA D. AYAFIANG, of legal age, Filipino, single and with residence


and postal address at Purok 2, Calaocan, Rizal, Kalinga, Philippines, herein
referred to as VENDOR,

in favour of-

MELJA A. BINACCAG, of legal age, Filipino, single and with residence


and postal address at Calaocan, Rizal, Kalinga, Philippines, herein referred to
as VENDEE,

WITNESSETH:

WHEREAS, the VENDOR is the absolute and registered owner of a parcel


of land located at Calaocan, Rizal, Kalinga and covered by Transfer Certificate
of Title No. T-19326 of the Registry of Deeds for the Province of Kalinga and
more particularly described as follows:

Beginning at a point marked “1” of Lot No. 4535-Q, Csd-2-05-003609-D (Portion,


Lot No. 4535, Pls-245) Equals Lot No. 8294, Pls-245, being S. 83-55 E., 347.09
m. from B.L.L.M No. 42, Pls-245, Liwan Public Land Subdivision, thence;

S. 30-17 E., 15.00 m. to point 2; S. 59-43 W., 20.00 m to point 3;


N. 30-17 W., 15.00 m to point 4; N. 59-43 E., 20.00 m to point 1,
point of beginning.

Containing an area of THREE HUNDRED (300) SQUARE METERS more or less.

WHEREAS, the provisions of Article 1623 of the New Civil Code of the
Philippines has been complied with and the said parcel of land is not tenanted
since October 21, 1972 up to present;

WHEREAS, the VENDOR agreed to sell the above-described property and


the VENDEE is willing to buy the said described property specifically THREE
HUNDRED (300) SQUARE METERS, including all the improvements thereon;

NOW, THEREFORE, for and in consideration of the aforesaid premises


and more specifically of the sum of ONE HUNDRED THOUSAND PESOS
(Php100,000.00), Philippine Currency, the receipt whereof is hereby
acknowledged in full from the VENDEE to the entire satisfaction of the
VENDOR, the said VENDOR does hereby SELL, TRANSFER, CONVEY and
DELIVER the the above-described property in a manner absolute and
irrevocable, in favour of the VENDEE, her heirs, assigns and successors in
interest the property above-described specifically THREE HUNDRED (300)
SQUARE METERS, with all the improvements existing thereon.

That the VENDOR hereby warrants valid title to and peaceful possession
of the property herein sold and conveyed and further declares that the same is
free and clear of all encumbrances of any kind whatsoever.

IN WITNESS WHEREOF, the parties have hereunto set their hands this
7 day of September 2021 at Bulanao, Tabuk City, Kalinga, Philippines.

ACKNOWLEDGEMENT

BEFORE ME, a Notary Public for and in the City of Tabuk and the
Province of Kalinga, this 7th day of September 2021 personally appeared the
parties and their witnesses whose signatures, known to me to be the same
persons who executed and voluntarily signed the foregoing Deed of Absolute
Sale of a Registered Land which they acknowledge before me as their free and
voluntary acts and deeds.

This instrument consisting of TWO (2) pages, including the page on


which this acknowledgment is written has been signed on the left margin of
each and every page thereof by the parties and their witnesses.

WITNESS MY HAND AND SEAL on the date and at the place first above
