ADDENDUM TO TENANCY CONTRACT Villa B117, Dated 27th Nov 2019

1. The Tenant has paid AED 7000/- of the Rental Amount as a Refundable Security Deposit to the
Landlord, and deposit amount will be refunded to the tenant subject to:
1.1. The premises is handed back in a satisfactory & acceptable condition.
1.2. All final utility bills are paid off with receipts handed over to the landlord
1.3. All sets of Keys and cards are handed back to the landlord.
1.4. Submission of Ejari cancellation.
2. Maintenance.
1. The tenant agrees to keep the entire property (indoors, outdoors, etc.) in good condition through
out the tenancy period. Any damage caused due to tenants misuse or negligence will be made
good from the security deposit amount paid by the tenant.
2. The tenant agrees not to glue carpet to the existing floor and carry out any other remodeling &
decoration works, which can damage or adversely affect the finishes of the property. It is the
Tenant’s responsibility to give back the entire property in a good acceptable condition.
3. The landlord is responsible for all major maintenance including the related cost. The tenant is
responsible to pay minor maintenance costs of up to AED.1000/-.
4. Utility bills (including DEWA, Etisalat, Internet, Satellite, Monthly Chiller charges as per
consumption Etc.) to be paid by tenant.
5. The landlord is responsible to pay the Developer’s annual community service charges.
1. Notices
1.1. The landlord to give at least 2 days notice to inspect the premises at any given time.
1.2. The landlord to give at least 90 days notice period prior to the end of the contract, to inform the
tenant of any changes in the terms & conditions to renew the contract.
1.3. In the event tenant wishes to vacate the premises at the end of the lease period, the tenant
should notify the landlord at least 90 days in advance.
1.4. In the event of tenant wishes to terminate the lease early & vacate the premises ( limited to loss
of occupation/job ) the tenant will incur a two month rent penalty and the landlord agrees to
refund any outstanding rental amount after deducting this penalty.
1. Other Terms & Conditions
1.1.The tenant is not allowed to partially or fully sub lease the property premises.
1.2. The tenant is not allowed to use the premises for any commercial purposes or activity.
1.3. The tenant is responsible for insuring their own household contents and equipment.
1.4. The tenant agrees to register this lease with ejari
1.5. The tenant agrees to comply with all the master community rules and regulations as well as
periodic notices and instructions from the master developer of the community.
1.6. The villa is meant for residential use only.
1.7. This lease agreement is subject to the Laws of Dubai Land department. Its is prepared in
English text and if there is any ambiguity between English & its Arabic translation, the Arabic
text shall prevail.
1.8. The tenancy contract validity is subject to the clearance of the rental cheques. If any cheque
is dishonored by the bank or the tenant can not pay the amount on time, the landlord will
charge penalty of AED.1,000 & terminate the contract.
1.9.A charge of Aed 1000 paid annually to the broker for renewing the tenancy contract, paid by
tenant.
1.10.Confirmation of Dewa transfer on the tenants name has to be submitted within 7 days of
moving in.
1.11.In case of any change to personal/professional details (i.e address, employment, contact
information) tenant agrees to inform the Landlord of those changes. If the Landlord is unable
to contact tenant due to tenant’s failure to update Landlord with changed contact
information, then Landlord may enter premises without notice and/or terminate this contract,
dispose of any belonging in the premise and re-lease to another tenant.
