APPENDIX A

SCOPE OF WORKS – BUILDING EXECUTIVE

You are required to discharge the usual duties of the office to which you are appointed and any other suitable duties at
any point which you may be called upon to perform. Such duties include the following :-

1. To assist Building Manager ad Senior Property Manager in Management Office Operations.

2. To supervise and monitor the performance of contractors and service providers providing operational services
such as security, cleaning, lift and pest control.

3. To receive complaint//request from tenants.

4. To monitor access into the property site of all trades persons, deliveries and project consultancy personnel.

5. To attend and supervise all building operations including the use of common areas, facilities, access control,
security procedures, cleaning, building maintenance, lift usage, tenant conditions and parking arrangements.

6. To ensure tenancy fit-out plans and specifications are submitted to the appropriate consultancy team for vetting
and follow through to approval.

7. To ensure that correct and safe work practices are carried out at all times on or in the property sites.

8. To assist Building on supervising the daily duties of management/technical staff and ensure their performance
meets with standard requirements.

9. To ensure and monitor daily, weekly and monthly preventive and maintenance checklist and submit to HQ’s
operations.

10. To assist Building on imposing ‘House Rule’ and other regulations included ‘Strata Titled Act 1985’ and
‘Building and Common Property (Maintenance and Management) 2007 (Act 663).

11. To conduct periodical inspection of the operational services together with technical staff.

12. To prepare and ensure Weekly Action Plan will be completed on the proposed completion date.

13. To ensure all units owners/tenants receives monthly/periodic billing on time.

14. To anticipate daily management office problems and report to Building Manager on any issues at site from time
to time.

15. To assist Building Manager in any purchasing process, procurement, repairs and refurbishment works.

16. To assist in Building Manager on collection service/maintenance charges and water charger from defaulters.

17. To supervise and monitor inventory stocks of all items purchased for site usage.
