AGREEMENT FOR THE SALE OF REAL ESTATE

THIS AGREEMENT is made this 10 day of February, 2022, by and between


Glenwood Barrington and Jennette Barrington hereafter called Seller(s), and Everyone´s

Investment Group and/or Assigns hereafter called Buyer. I. DESCRIPTION OF THE

PREMISES. Seller(s) agrees to sell to Buyer the property located at 1314 Southern Ave

Elizabeth City, NC 27909

Legal Description Written As Follows: 892313044698

II. PURCHASE PRICE. The Seller agrees to convey property to Buyer for the sum of

$80,000 with earnest money in the amount of $100.00. Earnest money is (check one):
Held by Seller
Held in escrow

III. TERMS. The following terms are applicable to this contract:

1) Closing Costs: Buyer will pay all closing costs.

2) Title: An unencumbered, marketable title to said property to be conveyed by deed of General


Warranty, with the usual covenants such as any title company will insure, except easements of record,
restrictive covenants of record as to use and improvement of said property.

3) Closing Date & Location: Closing to be on or before 03/28/2021. Any extension must be in writing
and attached as an addendum to this agreement. The closing will be held at: Tiago National Title
LLC located at 711 Central Avenue, Suite B Charlotte, NC 28204

4) Acceptance: Dates/Time is of the essence. Written acceptance of this agreement from all parties must
be on or before: 02/15/2022 at 5:00pm.

5) “As-is” Sale with Due Diligence Contingency: Property to be sold in “as-is” condition without any
repair work to be expected of the Seller. For Buyer’s own information, Buyer shall have 30 days from date
of ratification (both parties signing) this Agreement to perform due diligence on the property.

6) Default: In the event of Buyer’s default, the earnest money, if any, shall be the sole remedy.

7) Final Walk-through: Buyer to do a final walk-through of the property prior to closing to verify no
conditions of the property have changed since the signing of this Agreement.

8) Personal Items: Any furniture or personal items located in and around property not removed by the
day of closing become ownership of Buyer.
9) ADDITIONAL TERMS OR INCLUSIONS:

Security deposit and rents will convey at closing

This Contract is assignable under North Carolina State Law
