IMPORTANT INFORMATION TO REMEMBER


 
You should carry insurance to cover any damages to your personal property and liability insurance if
you rent your unit.
Any major plumbing or electrical work that you have done in your unit may need a permit.  Please
check with the local officials to get proper approval and inspections.
Please fill in and submit the new Architectural Review form (on website)  if you are planning any
changes to exterior doors or windows, flooring, walls, plumbing or electrical.
Ocean Walk requires owners to use soundproofing materials under any upstairs flooring that is
installed.  You must have authorization prior to making any changes other than carpeting. Submit an
ACC form for approval.
All owners are required to change their hot water heaters when they reach the 10 year old mark.  If
you have a hot water heater that is older than this and it causes damages to other units it would be
negligence on your part for not maintaining your equipment. 
Please have your air conditioning drain line checked prior to the summer season.  It is the number
two cause of serious damage to units here at Ocean Walk!  All drain lines are marked in blue on
side of buildings.
Ocean Walk has only one cut off water main for each building. Owners should become familiar
where their shut off is located in case of a water emergency.   Do not take it upon yourself to
authorize shutting off everyone in your building without proper notification unless it is an emergency
situation.
Any bicycle stored in the bicycle storage area (GARAGE) that has not paid ($50.00 for each) bike
will be deemed abandoned and removed.  We may have old loaner bikes that have been
abandoned or donated available for you to use if you need extra bicycles while here.  These loaners
if available and operational are for owners only, not vacation rental guests.
All bicycles stored onsite (in bike racks or tents) must be registered.  Call us if you have not done
this and we will try to locate the bicycle for you and get a registration permit on it.  We will remove
bicycles that are not in functioning order or are badly rusted, without these permits for information
we cannot contact the owners.
No bicycles are to be stored (chained) in breezeway hallways. 
Please be aware of pool rules:
Do not allow anyone without a pool code access to our pool areas.
No glass allowed in pool areas.
No food or beverage in pool at any time.
No pets allowed in pool area.
Please keep the gate closed for safety reasons.
Pool closes at 10 p.m.
Please notify your guests, tenants and property managers about the upcoming Roofing Project, it
does take approximately one to two weeks to finish a building so there will be some inconvenience
to guests.
If your unit is not on pass key you are not receiving pest control services and in case of an
emergency the manager cannot gain access.
Units with pets inside do not receive pest control services.  You must arrange your own services or
remove your pet during spray schedule to help prevent bug problems occurring in your building.
Over 1/3 of our units do not currently get sprayed inside monthly because we do not have access.
We do not give this spray tech individual keys to units.  If you want your unit sprayed you must be
on master key program, onsite during service or arrange to have your unit sprayed at your expense.
It is very important that each unit be sprayed otherwise the service cannot be effective.
We alternate service between exterior and interior every other month.  If a problem is occurring in
your unit and you are not on master key or have not arranged for access to receive regular service
you will be responsible to get the problem under control at your expense.  The exterminator
performs service the 1st week of each month.
Call immediately if you see any problems with pests!
Owners must maintain and keep their decks, patios, exterior doors and screens in good condition,
no trash or unsightly items should be stored on your decks.  No towels can hang from balcony
railings.
Owners are responsible for their unit windows.  If replacing windows you must install the same
windows as other units.  They must be the type with tabs used in New Construction.  Submitt ACC
form for approval.  No alterations to size or type will be allowed.  Medium tint but no darker.  Only
white draperies can show out.
 Property Manager or Onsite staff are available to answer your calls or to meet with you Monday
thru Friday 10-5.  After hours emergency call 912-638-3392.   Any noise or other disturbances
please call Glynn County Police and notify management.
Complex speed limit is 10mph, please drive carefully!!!
Please clean up after pets, this includes all landscaped areas and pet run enclosure.
Barking dogs are a nuisance and a violation of noise ordinances.  Police will be called if problem
persists.
Lint in the breezeways from your dryer vents should be cleaned regularly.  Let’s keep the
breezeways lint free if possible!
Fencing on patios should not extend past edge of patio, please check with office for allowed fencing.
Do not attach any signs or decorative items to hallway walls.
Do not feed any feral animals onsite.
No extension cords are allowed to be run from units to electric vehicles.  This creates a trip hazard
and is unsightly.
Only electric grills will be allowed on garden type units.  No gas or charcoal will be permitted within
10 feet of building.  Regular grills are permitted on townhome units only.
All trailers or boats must be permitted and stored next to P building only.  If this area is full please
contact management to help find a good location for storage while you are here.  On site storage
per vehicle or boat is  for a maximum of 30 days per year.
Satillite Dishes are not allowed on Ocean Walk grounds or attached to buildings under any
circumstances.  They will only be allowed on unit private balconies/patios, as long as they are free
standing and no additional wires are added thru walls of building.
If your internet or cable provider tell you that they need to run wires on the exterior of the building
you must have permission to proceed.  No exterior wires should be visible or attached to exterior
surfaces.  No holes should be drilled into building or slab.
