Chapter 4

TECHNICAL ASPECT
This chapter lays out the details of the proposed business’s services. This includes the
enumeration of the pieces of equipment and facilities needed in the capsule dormitory,
along with its cost and depreciation tables. Other technical requirements of the
business, such as materials sourcing, service flow chart, workforce, utilities, project site,
and project layout, are also discussed in this chapter. This helps the proponents
determine the feasibility of the project in terms of its technical resources and if the
proposed business ideas can be converted into working systems.
DETAILED DESCRIPTION OF THE SERVICE
Micro Heiwana Capsule Dormitory offers a unique lodging experience for students and
workers in Manila. It is the first dormitory to use the capsule-living concept usually seen
in hotels in Japan and even here in the Philippines. Its three pillars of service are safety
and Security, Privacy, and Convenience. Along with our very affordable price, you can
have a space of your own for resting and sleeping, and you can also have your work
and or study area. The concept of the brand is to offer occupants privacy and
peacefulness within a tiny space diverting the usual boarding houses and dormitories
that are packed with beds in a shareable room. Aside from the capsules, your tiny home
away from home provides occupants with the necessary common areas that fulfill their
daily routines. These common areas are as follows:
 Reception and Lobby – upon entering the dormitory, the occupants are welcome
in the lobby area where the reception is; concerns can also be addressed here.
The receptionist will guide the occupant from the start of his/her stay and some
signatures that have to be taken. There is also this place on the ground floor
wherein occupants can receive guests and enjoy some entertainment.
 Parking space – the business will also offer its occupants necessary parking
space for their cars. However, the business’s area is also ideal for commuters
because it is along the highway.
 Capsule Dorm Area – this area is separated from common areas, this is the room
itself, it has a floor area of 5 sqm per room (2.5m by 2m), its height is 3m. The
room has space for sleeping (on top) then the lower area is for working and study
space and storage. It has a door with a locking mechanism that uses a mortice
lock and keys for security. Each room is soundproof, and despite its size, each
room is equipped with a single mattress, pillow, and blanket. It has air
conditioning ventilation, smoke detectors, electric sockets for gadgets,
 Sanitary Lounges – it is the wet area of the capsule dormitory which is located on
the East and West Wing of each floor making it accessible for all occupants. It is
equipped with Storage rooms/lockers, self-service washing machines, sinks,
toilets, and showers for Men and Women.
 Working and Study Lounge – this common area will enable occupants to utilize
their work and studies in the dormitory, it is equipped with desk areas with
complimentary Wi-Fi connections to make the most of their stay in the dormitory.
It has cozy chairs and is well lit and has electric sockets for their devices. A
telephone is also provided per floor so that reception must be informed in case of
some problems without going to the ground floor. Silence and peacefulness are
maintained in this area.
 Common Kitchen and Dining Space – just like in a typical boarding house,
capsule dormitories offer a kitchen space for its occupants they are allowed to
cook minimal dishes upon the supervision of the housekeeper. This space is
equipped with a potable water system for drinking, refrigerator, microwave,
electric stove, cooking utensils, pots, shelves, tables, and chairs for dining.
However, occupants must provide their own eating utensils.
All activities in the common areas are well supervised by the manager, housekeeping
supervisor, and housekeeping staff. This will enable the smooth and organized flow of
the occupants’ daily routine. For security hallways and some common areas like storage
rooms are equipped with CCTVs.
