BACKGROUND OF THE STUDY

A traditional dormitory is a building that primarily provides sleeping and

residential quarters for large number of people such as boarding houses, high

school and university students. It has rooms containing several beds to

accommodate as many people as it can. The goal of this proposed capsule

dormitory is to emphasize the idea of privacy, safety, and comfort for a very

affordable price. It has been a great challenge not just financially but also

physically for those students and workers in the major cities just like Manila to

have a place of your own to stay, rest, and study, because to achieve this you

had to have someone to share your expenses with.

Establishing a Capsule Dormitory aims to provide an ideal comfortable and

affordable private space for individuals specifically for students and workers. It

is inspired from the Japanese “pod like” suite that consists of large amount of

small rooms, providing the basic necessities of a dormitory in a capsule-like

environment while maximizing the space available. This would allow to

drastically reduce the rental price of rooms making it affordable while

providing space, comfort, safety, and privacy.

Capsule Dormitory will be the new and one-of-a-kind dormitory and will be

placed near the Universities and Corporate Centers, providing a safe and

healthy environment for the students and workers. Alongside this, their

families will also not fear of their safety. It will be a five storey building and

would provide other services other than the rooms that can be found inside

the building itself.

STATEMENT OF THE PROBLEM

This study aims to prove the feasibility of the proposed Capsule Dormitory

to its target market in Metro-Manila by addressing the following questions;

Marketing Aspect

1. Who are the target market of the business?

2. Will there be sufficient demand over supply to determine its market

share?

3. Who are the direct and indirect competitors of the business?

4. What marketing strategies should the business adapt?

5. What kind of pricing strategy should the business use?

Technical Aspect

1. Is the location suitable for the business to operate?

2. What will be the structure and layout of the business?

3. What are the necessary materials and equipment required for business

operations?

SIGNIFICANCE OF THE STUDY

This section will provide a brief description on the various significances of the

study given.

1. To the customers- the researchers firmly believe that the service

offered in this feasibility study will be beneficial primarily to its target

market since it aims to provide the best quality service to meet the

needs of the customers.

2. To the researchers- by conducting this feasibility study, the

researchers were able to practice analytical, financial and management

skills as well as learn and develop new knowledge and skills necessary

for the future practice of the researcher’s profession.

3. To the students- this will serve as a future reference for students in

conducting a similar feasibility study. It will help the new learners by

using this study as a guide in conducting their own similar task.

SCOPE AND LIMITATION

The study of “Capsule Dormitories” will be restricted to the target location

in Metro Manila by offering dormitory services as well as other services

related to the subject matter, and will be based on the; Marketing, Technical,

Management, Financial, and Socio-economic aspects of the business. The

researchers conducted an online survey to gather information relating to the

demand of the service offered as well as sourcing from reliable internet

websites to accumulate necessary information to prove the reliability,

feasibility and viability of this study.

LOCAL AND FOREIGN RRL

This chapter contains the related literature and studies gathered by the

researchers through reliable online sources, which presents similar and/or

relevant information related to the presented study.

Capsule Hotels & Dormitories in Japan

The idea of “Capsule Dormitory” was derived from the famous

“Capsule Hotels” which originated in Japan in the year 1979, it offers a large

number of bed-sized rooms called as “Capsules” at an affordable price that is

intended for overnight occupancy. These Capsule hotels contains both private

and public areas, the private areas are the bed space of the occupants which

are in a pod like size that are stacked vertically into one another. Public areas

are mainly the lounge area, bathrooms, dining/ restaurant, and convenience

stores which varies on different existing Capsule Hotels.

Compared to Capsule Hotels, Capsule Dormitories are intended for

longer accommodation periods, bridging the gap between the affordability of a

capsule suite and the comfortability of a dormitory. Capsule Dormitory Orion—

located in Naha Okinawa is known for its Capsule dormitory services, the

building itself contains 32 separate rooms which has different numbers of

capsules suitable for multiple guests. Capsule Dormitory Orion has been

operating since November 2016, the location of the building is one of the

strengths of the establishment since it is only 4.2 km away from the Naha

Airport making it a viable option for tourist to avail their services. Several

tourist attractions are also near from the premises of Capsule Dormitory Orion

namely; the Tamaudun Mausoleum—one of the three royal mausoleums of

the Ryuku Kingdom, Nakagusuku Castle, and the Sunset beach.

The listing on travel and third-party booking websites of capsule hotels

has allowed the capsule hotel to expand at a considerable speed. According

to global capsule hotel market analysis 2018, growth is mainly due, though

not limited to, the Asia Pacific region, especially in Japan, China, Singapore

and Taiwan (Meiriana 2020).

Capsule Hotels & Dormitories in the Philippines

In Cubao Quezon City, Dormitos a capsule hotel/ dormitory (dormitel)

is considered as the first in the Philippines, it is reported that Dormitos started

their operation last January 2019. Dormitos is a seven-story building which

has a total of 100 8x4ft pods that contains the bunk beds that are air-

conditioned with minimal in-room amenities. These pod rooms are divided into

two areas; 60 pods for females and 40 pods for males that also contains an

individual shoe racks and lockers in both areas. The public areas of Dormitos

are the convenience store located at the first floor, laundry in the second floor,

and the dining area/ pantry & lounge in the third floor, alongside the

communal bathrooms separately designated in the Male and Female

sections.

Dormitos aims to target the employee market, at the time of its opening

the occupancy rate is high due to the long-term stay of its residents whom are

mainly in the BPO industry, resembling more to a dormitory than an actual

hotel. In the official Dormitos website the current rate for a daily stay is at

P800, though the monthly/ long term rate is currently not stated in the website

it is reported in the past that Dormitos charges P8,000 for the monthly rental

fee.

DEFINITION OF TERMS

For the purpose of clarification, this part of the study aims to define the

important terms used in the study to provide a coherent idea. The following

terms are:

1. Capsule Dormitory- a dormitory designed in a capsule like environment

resembling those of a capsule hotel

2. Capsule Hotel- a type of hotel originated in Japan that is composed of

small bed-sized rooms stacked into one another.

3. Capsule/ Pod- a small and compact space for an individual

4. Direct competitors- businesses that offers the same product/ service

and competes in the same market.

5. Dormitel- a hotel-type dormitory which has a cheaper rate compared to

hotels

6. Dormitory- a residential quarters designed to be shared by a large

number of people whom are occupying for a long period of time

typically in a monthly basis.

7. Indirect competitors- businesses that offers a slightly different product/

service but targets the same group of customers with the goal of

satisfying the same need.

8. Market share- refers to the portion or percentage of a market earned by

a company. It is the company's total sales in relation to the industry

sales in which the business operates.

CHAPTER 3

METHODOLOGY

This chapter shows the research methods that were followed in the

study. It provides information on how the participants have been chosen as to

the criteria given by the researcher. It also discusses the research design

used, the formula in determination of the sample size, the instrument that was

used for data collection and the procedure that were followed to carry out the

study.

RESEARCH DESIGN

This study used descriptive method of research. Descriptive research

is a type of research that aims to accurately and systematically describe a

population, situation or phenomenon. It uses a wide variety of research

methods to investigate one or more variables, making it appropriate to the

study that aims to identify characteristics, frequencies, trends and categories.

It is also commonly used when not much is known yet about the topic or

problem because it has diverse data collection methods that provides

thorough information and holistic understanding of a research topic.

There are three distinct methods to conduct descriptive research and

one of this is particularly used in the study – Survey Research. Respondents,

chosen by a given set of criteria, answer through an online survey

questionnaire created by Google Forms and disseminated on social media

platforms like Facebook. Respondents are asked to give some personal

information to verify if they are eligible to participate in the study, this is to

ensure the reliability of the survey result even when conducted online.

THE SAMPLE

Slovin's formula is used to calculate the sample size (n) in the study

given the population size (N) and a margin of error (e). It's a random sampling

technique formula to estimate sampling size and is computed as follows:

MARKETING ASPECT

The Marketing Aspect aims to elaborate and discuss the dormitory

industry in its current state as well as anticipate the potential of the market

and develop marketing strategies that will give the proposed business a

competitive advantage. On this chapter, the researchers will discuss the

Demand and Supply determination, Demand-Supply analysis, Competitors

market condition, Proposed Marketing Program, Market share, and the

Project Sales of Service.

MARKET DESCRIPTION

The proposed business establishment will be located in Sampaloc,

Manila. In choosing the appropriate location, the researchers concluded that

the chosen area is viable since it is located near the University of Santo

Tomas and other educational institutions, aiming to accommodate the

potential dormitory or housing needs of students. The primary target market of

the proposed project will be the students, as well as the labor force within the

National Capital Region, or mostly known as Metro Manila, whom are

studying and/or working and in need of a private space to live especially those

that are far from their homes and has to undergo the long and tiring commute

on a daily basis. With the hundreds of thousands of students and workers

within Metro Manila, as compared to the limited numbers of hostel, lodges,

and dormitories, is can be seen that there is a wide available market share for

the business.

GEOGRAPHIC LOCATION

The researchers chose to establish the proposed business at 1452

A.H. Lacson Avenue, Sampaloc, Manila. It is considered as the University-

Belt or “U-Belt” of Manila due to the numerous educational institutions located

in the area. Transportation services are also abundant in the district, served

by two Philippine National Railways stations which are the Laong Laan and

España station, Light Rail Transit at Regala Station and major national bus

transportation carriers which makes the area highly accessible.

 Demographic Segmentation: The proposed project will primarily

target the students and workers within the area.

 Geographic Segmentation: The location of the proposed business

establishment will be located in Sampaloc, Manila but will not be limited

to the area. The researchers determined that since the chosen location

is considered as the University Belt, different students within the

National Capital Region will seek to enroll to these educational

institutions which will likely avail dormitory services. The accessibility of

the area is also a factor since it is located near several major public

transportation services, which can attract individuals who are working

far from their residence to avoid commuting long distances daily.

 Psychographic Segmentation: The researchers considered that the

target market is on the budgetary side and the proposed project aims

to provide its customers a high quality capsule dormitory experience at

an affordable price. The proponents considered those students and

workers who are opt to commute on a daily basis and endure the long

hours on the road instead of renting a place of their own because it

much less costly. And also, the proposed business is offering a private

space for our target customers redirecting them from the traditional

dormitory style with a shared room and bed to the modern one with a

private room and space for work or study.

Education (CHED), respectively. There will be a growth rate of 1.32% in the

labor force and -6.06% in the enrolled students.

DEMAND DETERMINATION

Demand situation of the service

Metro-Manila houses a huge number of educational institutions,

containing the country’s top Universities which are the go-to choice of aspiring

students. With the continuous influx of students each school year, the

proposed business aims to accommodate these demand of dormitory services

from students who came from the different cities in Metro-Manila. The labor

force in Metro-Manila is also a huge factor in considering the demand

situation of dormitory services, based on a recent survey of Colliers

International Group Inc.; the heavy traffic on a daily basis resulted in the

workers in Metro-Manila to opt in staying in a co-living facility in order to avoid

traffic jams from commuters who live far away from their workplace.

As observed, the results revealed a gap percentage of 88-89%, since

the target market of the business is the entire Metro Manila, the researchers

expected a huge gap between the projected demand and supply. The results

business a good opportunity to pursue.

COMPETITORS MARKET CONDITION

The proposed business establishment has two (2) direct competitors

within its area, the Casa Legarda which started its operation back in October

2017 offering bed space for as low as P2,000 and a solo dorm room for

P7,000 located approximately 1.6 kilometers away from the location of the

proposed business establishment near Arellano University. The second direct

competitor is Super Dorm which is scheduled to operate in May 2022

approximately 1.5 kilometers away from the proposed business establishment

which is also near Arellano University.

Both Casa Legarda and Super Dorm are targeting the students within

the University Belt as well as the labor force within the area which classifies

them as the proposed business’ direct competitor. The researchers analyzed

the services and marketing practices of its direct competitors in order to

One trend that the researchers notice is that in order for these

dormitory establishments to capture the market, they add features and

amenities in dorm rooms to convince the clients that they are getting excellent

value for their money. Some of these features are; having a separate and in

some cases two (2) comfort rooms per room, Study room, free wifi, a common

area, and biometric entry. These dormitory establishments also offers a wide

variety of services to its clients, ranging from a regular studio that can

accommodate up to three (3) persons to mega studio that accommodates up

to nine (9) persons. Bed spaces are also available in these dormitories, in

terms of similarity this will be the closest in comparison when it comes to the

proposed Capsule Dormitory establishment.

PRICING OF SERVICE

The competitors near the area commonly uses the competitive pricing

in which they charge their services according to what the competition charges,

although there are minor discrepancies in service rates it is mostly due to the

difference in features of the dormitory as well as the amenities provided. In

one of the direct competitors in the area, Super Dorm uses a “Good, Better,

Best” pricing strategy in which they offer a ground studio for P8,990 and a loft

studio for P8,450. This pricing strategy gives the customer an option to

choose from these two levels of service in which they are given a chance to

consider how much they are willing to spend.

ADVERTISING AND PROMOTIONS

As per observation of the researchers, the direct competitors mainly

advertise their dormitory services through the use of third party websites like

Dorms.ph which contains the information of different dorm establishments

namely; the address of the dormitory, the price range of services, amenities,

as well as the nearby notable establishments and customer reviews and

ratings.

OTHER MARKETING PRACTICES

Some of the nearby direct competitors in the area have a social media

page to advertise their service, one of which is Casa Legarda. Though the

facebook page of Casa Legarda is not that active in pushing their

advertisements, customers who are interested to avail their service can reach

them through their facebook page. Promos such as discounted prices for

limited rooms are also observed from few of the direct competitors in which

the cut in price will attract customers to avail their service.

proposed project is known to the public by means of printed advertisements

like flyers, posters, and tarpaulins near the vicinity of the schools in the

University Belt. The most effective and flexible way of advertising nowadays

would be through social media, creating pages in Facebook, Instagram, and

Twitter and showcasing the services offered in a Capsule Dormitory. Creating

a company website would be preferable in the introduction stage, this will

contain all the necessary information that a customer needs when looking for

a Capsule Dormitory namely; the exact address of the establishment, its price

range, amenities, and other features and perks.

Growth Stage

By this stage, the business is experiencing success and the service

provided is satisfactory to the customers. The business would keep on

pushing the advertisements in this stage by means of social media to maintain

its strong presence and relevancy, making sure that the more customers will

proposed business establishment will be the only Capsule dormitory in the

Lacson Avenue, Sampaloc, Manila is easily accessible, since the area is

along the highway making it packed with public transportations services and

the location is within the vicinity of several educational institutions,

businesses, and companies

PRICE

In terms of price range of the service, the researchers concluded that

the price will be more on the affordable side, since the target market are

more-likely budget conscious. Having a lower offered price than the

competition will give the business an advantage since it will attract more

customers to avail the service.

PROMOTION

In order to capture the attention of customers, the researchers decided

to pursue modern marketing strategies and techniques to introduce its

Dormitory service to the target market. These marketing strategies will

The name of the proposed business establishment will be “Micro

Heiwana Capsule Dormitory”. “Heiwana” is the Japanese term for “peaceful”

and “micro” is an English term for “very tiny”. The proposed capsule dormitory

is named as that for it features finding peacefulness within a tiny space. The

Japanese term is also a hint of the origin of the concept behind the business,

capsule living started in Japan – capsule hotels, the proponents decided to

make a twist and make it the first dormitory to adapt the “capsule living”

concept. It is also a diversion from the traditional dormitory that is packed with

people and beds inside one room.

Micro Heiwana will feature a modern minimalist theme, with the goal

to deliver the quality, elegance and the luxurious environment in a modern

dormitory at an affordable price.

The logo of the business is simplistic, resembling elegance in a

straightforward design, which features

the theme and concept of the interiors

home”. This will give the people a hint on what the proposed business will be

offering, the word “tiny” would cause curiosity among the market because a

typical dormitory could not be regarded as tiny because it has beds shared by

many. Another is the word “home”, our home is where our families and

comfort zone are, but studying or working away from home keeps people from

enjoying this, so they find comfort with their friends but the problem in a

dormitory is that they losses their privacy and own space, in Micro Heiwana

they can have both of that. It will provide a space for hanging out, socializing,

and doing things with others without sacrificing the occupants’ privacy.

PRICING STRATEGY

In order to be successful, the business should have the proper mix

of pricing strategies to capture the interest of the market. Pricing the service

too low would lead the company to incur losses and pricing it too high could

result into unsatisfactory volume of sales, finding the right balance in service

pricing will be the key of the business and the price of service will serve as the

first impression to the customer.

In order to achieve the perfect balance of pricing, the researchers

will use the Psychological pricing as well as Competitive pricing. In

psychological pricing the goal is to price the service ending in an odd number,

by doing so the price will appear to be lesser compared to when it is rounded

business will use the price of its competitors as a basis and undercutting

This chapter contains the entire organizational arrangement of the

proposed business. It suggests a clear and precise identification of duties and

responsibilities, flow of authority and manpower level requirement. This also

shows the organizational chart and the qualifications of the people involved in

the formation of the business structure. It must be set up aimed at optimum

effectiveness, to attain this, management must be able to plan all activities, for

the company to become dynamic and competitive business over and done

TYPE OF BUSINESS ORGANIZATION USE

Micro Heiwana Capsule Dormitory is a modern type of rental living, and

is owned by a Corporation. It is the proponents’ chosen type of business

structure because organizing a business in corporate form allows a company

to function independently from the owners of the business. It is a “legal

person”, wherein it can enter into contracts, loan and borrow money, sue

and be sued, hire employees, own assets, and pay taxes using its

name. It also has a great advantage in raising money, given that the

proposed business is in need of large investment and capitalization.

Incorporating allows a company to issue stock in an effort to raise

funds, allowing a company to issue multiple classes of stock. This

provides greater opportunity for a company to grow and expand by

PROPOSED NAME OF THE BUSINESS

The proponents named the business “Micro Heiwana Capsule

Dormitory”. “Heiwana” is the Japanese translation of “peaceful”, they uses

Japanese term in line with the origin of the main concept of the business –

which is the “capsule living” that first brought into market by a Japanese

national. The word “micro” means “very little”. This two words signifies the

peacefulness that the modern dormitory has to offer even in a very limited

space.

COMPANY RULES AND REGULATIONS

To maintain order within the dormitory grounds, company rules and

regulations shall be formulated and strictly implemented to all employees to

promote productivity and maintain a healthy working environment. The

company rules and regulations shall contain the guidelines which will help the

employees to execute their tasks effectively and efficiently. Policies for the

dormitory clients shall also be included in the company rules and regulations

in which will state the do’s and don’ts which the clients are obliged to follow.

The clients shall share the facilities with each other such as:

 Dormitory bathrooms.

 Lounge/lobby rooms

 Dormitory rooms

 Kitchen

 Laundry area

 Study area

 Clients may enter or exit the building at any time of the day.

 Clients are required to log in/out of the logbook when entering or

leaving the building.

 Guest are only allowed in the lounge area and requires confirmation

from the client. Guests are allowed to visit from 10:00 am to 8:00 pm.

 Deliveries such as food and packages are only allowed until 11:00 pm.

 Clients can use the dormitory public facilities such as the lounge or

study area at any time of the day.

Proper conduct and behavior

 Clients and guests are expected to behave properly inside and outside

the premises of the dormitory.

 Clients should always observe silence and avoid being rowdy

especially inside the dormitory rooms.

 Clients and guests are expected to be decently dressed when entering

the building.

 Avoid littering inside and outside the premises of the dormitory. Place

trash properly inside the designated trash bins.

 Intoxicating drinks are strictly prohibited inside the dormitory, clients

arriving intoxicated will be not entertained and prohibited from entering

the building.

 Pets and smoking inside the premises of the dormitory is strictly

prohibited.

 Possession of illegal drugs and harmful weapons or tools shall be met

with juridical procedures.

Safety and Cleanliness

A. Capsule rooms

 Clients are expected to maintain the cleanliness of their personal

space. Cleaning materials may be borrowed from the housekeeping

staff and must be returned in proper condition after use.

 Do not leave your personal belongings especially your valuables

unattended. The dormitory will not be responsible in case of lost

personal property.

 Turn off lights in personal capsules whenever leaving the area. Make

sure that your capsule space is locked at all times.

 Clients may bring appliances in dormitory capsules but must first be

checked and approved by the management before bringing.

B. Bathrooms

 Use the toilets properly and always flush after use.

 Avoid leaving trash at bathrooms such as: container, sachets/bottles of

shampoo and soap, and hygienic products. Place the trash in the

designated trash bins.

 Avoid flushing and putting solid residues such as food and non-

biodegradable materials in the sink.

 Turn off faucets and showers when not in use. Always check the

faucets and showers after using/leaving the bathroom.

Use of Equipment and Facilities

 Vandalism and property damage shall be shouldered by the client in

repairing and/or cleaning the vandalized/damaged property.

 Clients are expected to use the assigned capsules with care and

respect.

 Clients are expected to use their assigned lockers properly.

 Furniture and other equipment and tools in the public areas should be

used appropriately.

Other rules and regulations

 Monthly rental fee is expected to be paid every first week of the month.

Late payments shall be met with surcharge. Failure to pay monthly rent

will result to eviction and will be tackled with legal actions.

 Clients may address their issues and concerns to the dormitory

employees.

 A .lost capsule and/or locker key should be immediately reported to the

dormitory employees. Replacement for the keys will be charged to the

client.

 Dormitory parking space are only for clients and employees.

 Be punctual and avoid unnecessary absences.

 Be presentable during work hours and wear the complete uniform.

 Be respectful, hospitable, and professional towards the dormitory

clients and to your co-workers.

 Employees are required to log in a record book upon the arrival and

before leaving.

 Employees are entitled to a 1 hour lunch break, and another 15 minute

break.

 Respect the privacy of the clients as well as your co-workers.

 Maintain cleanliness of the employee’s quarters / work area.

 Work properly during working hours.

 Avoid gossips especially towards the dormitory clients.

 Do not disclose private information of the clients and the company.

PROPOSED SALARY AND WAGES WITH BENEFITS OF EMPLOYEES

1. Social Security System

All employees are covered under the Social Security System (SSS), in

which both the employer and employee will remit monthly contributions to

SSS. In return, the employees will receive benefits such as; Sickness,

Maternity, Disability, Retirement, Death, and Pension.

2. PhilHealth

Both the employee and the employer will contribute equal monthly

amounts to Phil Health which will provide basic primary care to catastrophic

health packages to the contributor as well as the contributor’s family

beneficiary such as; payment of hospitalization fee, allowance for medicine,

laboratory examinations, surgeon and operating fee, etc.

3. Pag-Ibig Fund

The employee and employer shall contribute 2% of the employee’s

basic salary in which the contributions per month of employees are limited to

P100. Pag-Ibig Fund members will enjoy a benefit of claimable dividends and

the option to borrow money from Pag-Ibig fund for personal purchases or

home purchases.

4, Weekly rest-day

Under Article 91 of the Labor Code it is stated that “It shall be the duty

of every employer, whether operating for profit or not, to provide each of the

employees a rest period of not less than 24 consecutive hours after every six

consecutive normal work days.”

5. 13th Month Pay

It is a mandatory benefit provided to employees pursuant to

Presidential Decree No. 851 which requires employers to grant 13th month

pay to all its rank and file employees. The 13th month pay shall not be less

than 1/12 of the total basic salary earned by an employee within a calendar

year and shall be paid not later than the 24 th of December of each year.

6. Service Incentive Leave

Under Article 95 of the Labor Code it is stated that “Every employee

who has rendered at least one year of service shall be entitled to a yearly

service incentive leave of five days with pay.” The employee can use the 5-

day Service Incentive Leave for sick and vacation leave purpose

Consultants and Professional Support Resources


The proponents will seek professional assistance by outsourcing

marketing teams to help push the marketing agenda of the business. By

outsourcing marketing activities, the proponents expects the business to lower

its expenses since there would be no need to hire additional employees to

build a marketing team. Having a contract agreement with a third party

service company to push the marketing agenda of the business will be more

convenient, since the contracted party already has the expertise.
