SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, X, of legal age, single, Filipino citizen, and with main address located in Brgy. 44, Zamboanga,
Laoag City, Ilocos Norte, do hereby APPOINT, NAME and CONSTITUTE my attorney-in-fact,
NAME, of legal age, married to, Filipino citizen, and with main address located in Brgy. 44, Zamboanga,
Laoag City, Ilocos Norte as my true and legal representative to act for and in my name and stead and to
perform the following acts:

To prepare, make, sign and execute on my behalf any document/s from

government and non-government agencies in the furtherance of the afore-
mentioned acts, or as a result thereof;

To pay pertinent taxes and fees in relation to the sale;

To receive the cash payment from the buyer and the loan proceeds applied by
the buyer from BDO Laoag City;

To prepare, make, sign and execute a Deed of Quitclaim and similar affidavits to
remove the Notice of Adverse Claim executed by Araceli C. Pastor encumbered
on TCT No. 021-2017001043;

To prepare, make, sign and execute any document and/or pay amounts incidental
to these authorizations;

To pay my transfer taxes and related taxes on the adjudication and transfer of
the properties of Miguel Valignota;

To secure from the Municipal and Provincial Assessor’s office the tax
declarations of properties in the name of Miguel Valignota, certificates of tax
non-delinquency, zonal maps, and other necessary certifications and clearances;

To secure from the DAR the certifications necessary to the transfer of the
properties of Miguel Valignota to our own names such as the Affidavit of Non-
Tenancy and Affidavit of Tenancy, other certifications and clearances whenever
necessary;

HEREBY GRANTING and GIVING unto my said attorney full power and authority to do and to
perform all and every act and thing whatsoever requisite is necessary to be done in and about the
premises, as fully, to all intents and purposes as I might or could do if personally present, with all power
of substitution and revocation, and hereby ratifying and confirming all that my said attorney or his
substitute shall lawfully do or cause to be done by virtue thereof.
