DEMAND LETTER

Dear Mr. xxxxxxx,

For and in behalf of my client, YAN HAN, FORMAL DEMAND is hereby made upon you to
pay your monthly rent covering for the month of August, that was due on August 3, 2020 in the
amount of ONE HUNDRED FORTY THOUSAND (Php 140,000.00) which represents the 70% of the
total rent of Php 200,000.00 per month.

My client has been very considerate of your situation and she now feels that you are already
capitalizing on her kindness that despite several repeated demands, you failed paying it for no
justifiable cause.

In view of all of the foregoing, we are giving you twenty (24) hours from receipt of this letter
within which to settle the above-stated amount. Failure to pay monthly due shall mean that we will
cause you to vacate the premises. Also, you shall have to sign the termination contract of sublease
and/or the termination of the memorandum of agreement. Please note, liquidation of operating
assets of Big Beard Restaurant shall be done first before vacating the lease premises. Upon receipt
of this letter, the Big Beard Restaurant shall be closed and no one is allowed to enter and take
anything from the lease premises until clearing of the place. Otherwise, it will be reported to the
police authorities as theft.

However, if you wish to settle your obligation immediately, you shall execute another contract
wherein both parties shall agree and stipulate on the following terms:

1. Starting May 2020 until the end of this Modified General Community Quarantine
(MGCQ), the sub-lessee shall pay to the sub-lessor only 70% of the original rental
amount per month or in the amount of Php 140,000.00 and the balance ( 30% of the
previous monthly rentals) shall be paid in full once the MGCQ is lifted and the
restaurants shall be fully operational;

2. Should the restaurants be now opened, and yet you fail to pay the foregoing amount, the
SUBLESSOR shall have the right to close the Big Beard Restaurant and sell it to any
other third party. Proceeds of which shall be applied for the unpaid monthly rents. If the
balance still insufficient, the sub-lessee shall continue to pay the same to the sub-lessor.

We hope that you will give this matter your utmost priority in order to avoid unnecessary
expenses and inconvenience to all parties concerned.
