G - DESIGN ASSIST PROCEDURES

PART 1 - GENERAL

1.01 SUMMARY

A. Section includes design assist procedures for the following


assemblies:

1. Section 034100 Precast Structural Concrete

1.02 DESIGN ASSIST PROGRAM

A. Collaborative Design Assist (CDA): A process that engages


CDA contractor and delegated design engineer in finalizing
details for indicated scope of work in compliance with
indicated criteria.

1. The goal of CDA is to engage with all team members,


progressively reviewing development of shop drawings.
At the end of the process, designers and CDA
contractor are aware of all parameters of design, why
and how the details developed as they have and
architect drawing approvals are finished.

B. Conduct multiple processes in parallel:

1. Assist Architect and Structural Engineer in completion


of construction documents for permitting and
construction.

2. Develop and complete shop drawings in parallel with


Architect’s and Structural Engineer’s documents.

3. Accelerate approval and release of materials for


fabrication.

C. CDA Scope:

1. Refer to Drawings for scope of work requiring design


assist.

2. The design assist scope of work identified on the


drawings is not the full scope of work for the garage.
Design assist includes coordinating with other trades
necessary to complete the garage scope of work and
other work, including but not limited to cast in place
concrete scope, miscellaneous metals and their
attachments, prefabricated roof structures, toppings,
earthwork, and other adjacent and intersecting
materials and systems.

D. The qualifications of the delegated design engineer and
each member of the CDA contractor’s team are part of the
selection process. Individuals named must be part of the
contract and continue through the Project, beginning to
end. Any changes in staffing requires approval by the
Owner and the Architect

E. The Architect and Structural Engineer are not relinquishing


authorship of the design to the Contractor, the CDA
contractor nor to the delegated design engineer. All final
approvals and all design decisions shall be made by the
Architect and Structural Engineer.

F. Contractor and CDA Contractor: The design assist process


is included in and an integral part of the overall
construction contract between the Owner and the Contractor.

1. The Contractor shall appoint a CDA Project Manager who


shall direct and administer the process.

2. Roles and responsibilities of the Contractor under the


Owner-Contractor contract beyond those described
herein for the CDA contractor are not altered by the
CDA process. The Contractor shall provide, but is not
limited to, the following services as part of CDA.

a. Coordinate the work of the various sub-


contractors and suppliers, both included in the
CDA scope and in typical delivery.
b. Assign different portions of the total scope of
work to various sub-contractors and suppliers,
both included in the CDA scope and in typical
delivery.
c. Schedule the work.
d. Review, comment on, stamp, sign and process
submittals.
e. Manage and monitor the work for quality and
compliance with the contract.

1.03 PROPOSAL DOCUMENTATION

A. Provide with bid or proposal for the complete CDA program


scope of work, information demonstrating approach to
project, understanding of design intent and performance
requirements, qualifications, and other pertinent
information.

1. Submit information from each of the sections required


for the parking garage.

2. Acknowledgement Certification:

a. Provide written certification that CDA contractor
has studied the documents, understands the design
intent and the criteria indicated, and has
conducted sufficient engineering review necessary
to certify that solution included in proposal
complies or can be made to comply with the
requirements of the contract within the proposed
contract sum and within the proposed schedule.
b. Design Assist Engineer certification that
engineer has studied the documents, understands
the design intent and the criteria indicated, and
has conducted sufficient engineering review
necessary to certify that solution included in
proposal complies or can be made to comply with
the requirements of the contract.

3. Manufacturers and products proposed.

4. Substitutions proposed.

5. Typical plan, section and elevation drawings at


suitable scales.

6. Samples of assembly or major components, including


finish samples.

7. Typical detailed drawings at large scales, including


corners and intersections between components.

8. Technical information, product data, independent


laboratory test reports and certification
demonstrating compliance with performance criteria.

9. Preliminary calculations demonstrating compliance with


specification.

10. Proposals for connections to and support from garage


foundation system

11. .

12. Preliminary Schedule from Design Assist through


Substantial Completion. Include key decision points
and long-lead items.

13. Highlight any areas of non-compliance with the


Contract.

14. Qualifications for the following:

a. Each CDA contractor’s company history and


qualifications.

b. CDA contractor’s Project Manager.
c. CDA contractor’s Superintendent.
d. Delegated Design Assist Engineer.

1.04 DESIGN ASSIST MEETINGS

A. General: Schedule and conduct two, half-day (4-hour)


coordination meetings at Architect's office. Schedule and
conduct weekly, one-hour, web-based online coordination
meetings.

1. Attendees: Inform participants and others involved,


and individuals whose presence is required, of date
and time of each meeting. Coordinate scheduled
meeting dates and times with Architect and Owner.

a. Required Attendance for Each Meeting:


Construction Manager, CDA Contractor, CDA Design
Engineer, Architect, Structural Engineer of
Record, and installer for each design assist
assembly.

2. Agenda: Prepare and distribute agenda to invited


attendees, minimum two days before meeting.

a. Prepare agenda consistent with design assist


methodology to ensure design issues are addressed
in specified priority order.
b. Require review of previous meeting minutes at
start of each meeting.

3. Minutes: Record significant discussions and


agreements achieved. Distribute meeting minutes to
attendees, Owner, and other concerned parties within
two days of meeting.

B. Prepare slides of individual meeting agenda items using


PowerPoint presentation. Markup presentation to record
decisions from meeting.

1. Distribute meeting presentation and recorded markups


with meeting minutes.

C. Following each design assist meeting, revise design assist


drawings incorporating meeting results. Resubmit design
assist drawings for review five days before next scheduled
meeting.

1.05 DESIGN ASSIST SUBMITTALS

A. General: Prepare design assist drawings. The Architect


will provide design intent documents and, as a courtesy,

provide a Revit model. The Architect accepts no liability
for the Contractor’s use of the Revit model. The
Contractor will update and make available the Contractor’s
Revit model to the Architect and Owner.

B. For each submittal:

1. Submit one PDF file for each drawing produced.

2. Submit Revit model from which drawings are produced in


to be imported into Architect's Revit model as
background information from which Architect will
develop Construction Document system details.

C. Design Assist Drawings: Prepare, review, resolve, and


revise drawings, as required, for the following before shop
drawing submission:

1. Constructability Analysis: Include typical and unique


details for each assembly and attachments to and
interfaces with building structure and adjacent Work.

a.

2. Structural Analysis: Include determination of,


location of, and magnitude of loads imposed on
foundation elements. Include both gravity and lateral
loads in this analysis.

D. Present, review, and revise the following material and


finish selections before final submittals for approval:

1. Metal finishes exposed to view.

2. Joint sealants exposed to view.

3. Structural precast concrete exposed to view.

4. Architectural precast concrete for each component,


including spandrel panels, stairs and bollards.

1.06 DESIGN ASSIST METHODOLOGY

A. Review and resolve priorities in specified order for each


design assist assembly. Architect may vary specified
timeframe and duration for completing each priority,
depending on design assist progress and issues discovered
during design assist process.

B. First Priority: At the first meeting, confirm assumptions


made in design intent documents, including spans, component
sizes, clearances, locations of interfaces between cast-in-

place concrete and precast concrete elements, and location
and size of expansion joints.

C. Second Priority: Resolve engineering of structural precast


components. Develop draft details of typical joints, edges
and systems. Review finish samples. Develop design loads
for cast-in-place structural concrete. Complete by
conclusion of third design assist meeting.

D. Third Priority: Finalize engineering of structural and


architectural precast concrete components. Finalize
finishes. Finalize design loads or cast-in-place structural
concrete foundations. Complete by the conclusion of the
last design assist meeting.
