Definition of Maintenance

Maintenance is an action/ activity to retain or
restore the required state as well as to asses
and determine the actual state of technical
means of a system.
All action necessary for retaining an item or
restoring to it a serviceable condition include
servicing, repair, modification, inspection.
Keep systems' equipment in working order.
How do we keep and retain?

Maintenance Engineering

The activity of equipment/item maintenance
that develops concepts, criteria, and technical
requirements in conception and acquisition
phases to be used and maintained in a
current status during the operating phase to
assure effective maintenance support of
equipment.
Objective

The main objective of maintenance is
to assure that plant or installations
are available in a good or satisfactory
condition for operation.
But must be cost effective.
Functions

Primary Functions:-
Maintenance of Existing Plant,
Equipment, Buildings, land, etc.
Equipment Inspection and Lubrication.
Alterations to existing equipment and
building.
 New Installations of equipment and
building.

Secondary Maintenance Functions:
Store keeping (keeping stock of spare
parts, etc.)
 Plant protection including fire protection
Insurance administration (against fire,
theft, etc.)
 Pollution and noise control
 Any other service delegated to
maintenance by plant management.
Well organized Maintenance
Department have:

Good plan :based on the existing facts
organization.
Well studied and balanced man power.
Adequate maintenance tools and equipment.
 Adequate time given for maintenance.
Adequate space to do repair/maintenance.
Well equipped and systematically controlled
maintenance store. …..etc.

Organizing the above alone certainly
doesn’t mean we have done everything,
rather the organization should properly
operate and the plan be implemented to
have the desired results. Many practical
examples show that well equipped
organizations having beautiful plans and
schedules fail to enjoy the benefits of good
maintenance.
Maintenance expectations/ benefits:

Increase in productivity of labor
Increase in quality of products
Minimize operation cost
Less man power
Less spare parts used
Minimize power consumption
Safe working condition
Factors of evaluation

Performance : Machines must be capable
of performing the function for which they
are intended.
Down time: must be acceptable level
Service life : Machine must provide a
satisfactory return on investment before
replacement become necessary.
Efficiency : must be acceptable level of
efficiency.

not dangerous for personnel
Environmental impact : Machines must
operate in a manner that is not
detrimental( harm full) to the
environment or to adjacent plant or
equipment.
Cost: The cost of maintenance must be
acceptable.

1. Changing of materials
2. Changing of mechanisms
3. Changing of properties of materials to
increase their wear potential.
