The VENDOR warrants that the above-described lands and improvements are

free from all liens and/ or encumbrances. The VENDOR further warrants to defend and
protect the VENDEE against any claims whatsoever insofar as the said lands
improvements are concerned to ensure the peaceful possession and enjoyment by the
VENDEE of the said lands and improvements;

The VENDEE shall, upon signing of this documents take fully possession of the
above-described properties.
