DEED OF ABSOLUTE SALE

KNOWN ALL MEN BY THESE PRESENTS:

This Deed of Sale executed by and between:

ERNESTO C. JOCSON, of legal age, residence address at 17 Bonifacio Street

Magdalena Laguna, herein referred to as the “VENDOR’

-AND-

DAN MICHAEL C. UBIÑA, of legal age, residence address at Block 1 Lot 18

Sec. 4 Phase 1 Bahay Katuparan Bagtas Tanza Cavite, Herein referred to as
the “VENDEE”.

Witnessed, that:

FOR AND IN CONSIDERATION of the amount of ONE HUNDRED EIGHTEEN

THOUSAND PESOS. (Php 118,000.00),receipt of which hereby acknowledged to
the full and complete satisfaction of the VENDOR from the VENDEE, the
VENDEE, the VENDOR hereby sells, cedes, conveys, transfers and delivers unto
the VENDEE, by way absolute deed of sale the interest, rights and participation
over one (1) parcel of land more or less with improvements located at Lot 13
Block 6 Section J (10) Phase 1 with TCT No. T-617530 describe as follows:

A PARCEL OF LAND (LOT 13 BLOCK 6 SECTION 10 of the subdivision plan Psd-042120-

076500, being a portion of Lot 3090, Sta. Cruz de Malabon Estate, PLS-799-D, L.R.C. Record
No._____, situated in Barangay Bagtas, Municipality of Tanza, Province of Cavite, Island of
Luzon. Bounded on the NE along line 1-2 by Lot 14 BLOCK 6 Section 10; on the SE along line
2-3 by LOT 11 BLOCK 6 SECTION 10; on the SW along line 3-4 by ROAD 6; and on the NW
along line 4-1 by LOT 15 BLOCK 6 SECTION 10, all of the subdivision plan. Beginning at a
point marked “1” on plan, being N 20 – 10 W, 484.86 m. from MON # 61, S.C. DE MALABON
ESTATE, thence: S 47-04 E, 3.60 m. to point 2; S 42-56 W. 10.10 m. to point 3: N 47-04 W.
3.60 m. to point 4: N 42-56 E. 10.10 m. to point of beginning. Containing an area of THIRTY SIX
POINT FOURTY (36.40) SQUARE METERS. All points referred to are indicated on the plan ad
are marked on the ground by PS Cyl. Conc. Monuments 15 X 40 cms.: bearing true: date of

and was approved on January 06, 1995.
