1. Lump Sum Fast-food chains.
Fast-food chains are usually of the
same designs, hence, would
produce a single fixed price. These
projects’ finish date is already pre-
determined and based on the
opening of the business.
Additionally, the designs, materials,
and other features are repeated
and are often not available for
modifications.
2. Unit Cost Road construction.
Road constructions may be started
without determining the final project
cost. Road dimensions and other
features may be changed which is
why commonly, road construction
projects use unit cost contracts that
are quantified through units of fixed
price.

Public school buildings.
Public school buildings are
government-owned with a
specified development budget.
These buildings are often based
on the opening of classes and the
user capacity, which is why the
modification is limited.

Riverside retaining walls, similar
to road construction, are prone to
changes in length and coverage.
Contractors may use unit-based
pricing to start the project. The
units must have a fixed price
aligned to different factors such as
length, height, thickness, and
coverage.

3. Cost-plus Residential building.
Owners may tend to use a cost-plus
contract in their houses as they
come into changes in the design.
These contracts are usually done
with middle to high-end clients that
are fickle-minded and therefore
prone to changes and higher
construction costs.
4. By Shophouses.
Administration Local business projects such as
salons and barbershops are usually
done near a client’s home. These
projects are usually provided with
water and power consumption
through direct connections.
High-end office renovation.
High-end projects are usually
offered by rich clients without
worries about the project cost.
Office renovation and designs
may be changed based on what
the client wants.

Small office.
Small offices, similar to local
businesses, are also often located
near the client’s home. It is
therefore provided with
necessities for construction such
as water and power.

5. Target Cost or Modular houses.
GMP Modular houses, like those offered
by Cubo Modular, are houses that
come at a fixed price. The price is
already based on the actual cost of
the materials and construction.
6. Time and Room renovation.
Materials Room renovations are usually done
in a short time and do not require
that big of a budget. This is what I
am most familiar with because we
have used it in our home. The
clients should pay for the actual
costs of the materials. Moreover,
the contractors and workers are
subjected to paying any damage to
the materials and project deadlines.
Convenience stores.
Convenience stores, like Ministop
and 7/11, also usually come at a
fixed price. This is because of the
repetitive design, features, and
materials used. Moreover, in
cases where there is an
exceedance in the project cost,
the contractor should cover it as
the project is already pre-
determined and provided.

Kitchen expansion.
Kitchen expansions are similar to
renovations. These projects are
done with the owner fully paying
the construction materials and
labor and without a fixed price.
With kitchens being a regularly
used area or room in a home, the
project should be finished early
and the workers are subjected to
paying when not.

7. Turn-Key or EPC Housing development projects
(Camella, Alveo Land, Suntrust,
etc.)
House and lot projects when done
may be turned or sold to the buyer.
These projects are ready for use
and fully equipped with the
necessary materials and facilities.
Condominium units.
Condominium units, similar to
house and lot units, are usually
just handed over with complete
amenities to the buyer. This allows
the client to use the structure or
space right away after being sold.
