CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENT:

SHEILA BELLEZA, of legal age, married, Filipino, and a

resident of --- hereinafter referred to as the LESSOR;

- and -

MAE JOY A. MARASIGAN, of legal age, Filipino, and

presently residing at 88-A Int. Aglipay St., Mandaluyong City,
hereinafter referred to as the LESSEE.

WITNESSETH:
WHEREAS, the LESSOR hereby leases unto the LESSEE condominium unit
No. 609 located at GA Tower 2, Mandaluyong City which will be occupied by the
LESSEE under the following terms and conditions, to wit:

That the LESSEE in consideration of his occupancy of the leased premises

hereby agrees to pay a monthly rental of SIX THOUSAND PESOS ONLY (Php
6,000.00) payable to the LESSOR before occupancy.

That upon the signing of this Contract, the LESSEE shall pay to the LESSOR
the total amount of SIX THOUSAND PESOS ONLY (Php 6,000.00) Philippine
currency, as the full payment.

That the term of this lease is for ONE (1) month to commence on June 1,
2022 up to June 30, 2022, which may be renewed upon the mutual agreement of
both parties;

That the LESSEE is absolutely prohibited to sublease or assign the lease of

the said premises to any person;

That the LESSEE shall be responsible for the payment of water, electric and
telephone bills, if any, and shall pay the same when due;

That any improvements or repairs made by the LESSEE on the premises of

whatever kind and nature must be with the approval of the LESSOR, and shall be at
the expense of the LESSEE, further, at the termination of the lease automatically
belong to the LESSOR without the right of reimbursement of whatever expenses
incurred therefore;

That likewise, in the event that the leased premises is sold then this Contract
of Lease shall be deemed automatically terminated, thereby authorizing the
LESSOR or his representatives to take possession thereof;
 That upon termination of the Lease from whatever reason the LESSEE shall
surrender or yield peacefully to the LESSOR the rented premises, with all such
fixtures in good conditions.

IN WITNESS WHEREOF, the parties hereto signed this contract on this

___ day of June, 2022 at Mandaluyong City.

BEFORE ME, a Notary Public for and in the City of Mandaluyong on this
______day of _______ personally appeared the following: SHEILA BELLEZA and
MAE JOY A. MARASIGAN known to me and to me known to be the same persons
who executed the foregoing instrument and acknowledged to me that the same are
their free and voluntary act and deed.

This document consisting of two (2) pages including this page whereon this
acknowledgement is written duly signed by the parties and their witness in each in
every page hereof refers to a Contract of Lease of a Condominium unit located at GA
Tower 2, Mandaluyong City, Metro Manila.
