4-Storey Commercial Building Statement of the Problem: An established developer acquire an existing 5-year old commercial building and intends to undertake rebranding thus would wish to introduce few changes in the lay-out and add new features to be responsive to the time. The developer commissioned the original licensed and registered architect to deliver the tasks, The registered and licensed architect (RLA) hired to design and manages the construction of the four (4) storey commercial building will consider the following requirements The existing Building: ‘A The ground flor contains 140sqm of floor area composed ofthe covered walkway, the rentable space and the stairs. The walkway with a width of 1.50 meters is fronting the rentable space and ending atthe stair. The stair measuring 2.70 mts width x 3.45 mts. Length is laid-out vertically at the left front comer ofthis total space. There are 2 yards of 2.0 meters x 2.0 meters located at both rear comers that serve as sources for ventilations. These yards, acting as vertical ventilation extend up to the 4 flor. The front yard 14.80 meters width x 10.50 meters is used for parking spaces 4-Storey Commercial Building B. The second floor is exactly 191.80 sqm. This floor contains the front commercial balcony with a width of 1.50 meters x 11.05 meters length that ended at the stairs & hallway, the rentable space, the female toilets, the male toilet and the generator room. The stairs & hallway, with its width of 3.15 meters is fronting the street is of an area of 20.32 square meters. This floor is on top of the ground floor and extends towards the street by 3.5 meters. ©. The 3 floor is 221.40 sqm which is the same size as the 4" floor thus they are typical floors. The two floors are rented out to an office tenant. The stair and hallway are on top of the 2 floor stair & hallway extending further towards the street by 2.0 meters creating an area of 26.62 square meters. The baloony, of 2.0 meters width, is aligned to the outermost face of the stair extending up to the firewall. 4-Storey Commercial Building D. The roof deck contain the stairwell with storage, the deck for mult purpose space and solar panels. The stairwell with storage will have an area of 26.62 sqm. The roof deok have two side firewalls and is compliant to the requirements of setback. The New Requirements and Features: Works involve are architectural treatments and changes in the partitioning of the rentable spaces.
