Medium Rise Business Building ‘A.new real estate developer commissioned a RLA to undertake prevdesign studies as provided for in Rule 1, Section 3 (4), (b & (c) ofthe IRR of RA 9266, to include but no limited 10 professional consultancies, conferences, evalutons, site analysis and schematic design with probable drect construction cost, LA hired to prepare studies will deiverreport to the developer among others. The ‘maximum total gross floor area (TGFA) and the number of floors that can be bul forthe site ‘consideration, the deliverables, to include probable project cost, ofthis service of the RLA will be Used by the developers accountant finance officer to determine whether the business venture being contemplated is financially vable. The business venture being contemplated is the construction of medium rise building for medium to highly intensity business activites, ‘The developer wants the building to contain commercial spaces at G.F, multi- purposes areas at 2 floor & 3% floor and the upper flors will contain office spaces and basement, parking may considered. The entire structure including required ancilaries must ‘meet provisions of the NBCP end al other codes, unless otherwise clarty stated inthis statement ‘ofthe problem.
