DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS

That, DANILO V. PINANGAY, a Filipino Citizen, of legal age and a

resident of Brgy. Zone II, University of Eastern Philippines, University Town,
Catarman, Northern Samar hereinafter called the DONOR and Roselle
Antonette Pinangay Carpio, a Filipino Citizen, of legal age, married, and a
resident of Brgy. Zone II, University of Eastern Philippines, University Town,
Catarman, Northern Samar hereinafter referred to as the DONEE.

WITNESSETH

That, the DONOR is the owner of a parcel of land more particularly

described as follows:

“A portion of a parcel of residential lot, together with all the

improvements thereon, situated at UEP Zone II, Catarman, Northern
Samar, containing an area of ONE HUNDRED TWENTY (120) square
meters, bounded on the North by the property of Nemesio Tejero, Sr.
15 meters; East by remaining portion 8 meters; South by the
property of Milagros Tejero, 15 meters; and on the West, by Seaside
Drive, 8 meters; the whole area of which is 320 square meters
covered by Original Certificate of Title No. 10592-part, under Tax
Declaration No. 4166, declared for taxation purposes in the Rodolfo
D. Tejero, with a total assessed value of P1920.00.”

That for and consideration of the DONOR’S trust and affection, the
DONEE being his daughter, and as an act of gratitude and liberality, the
DONOR hereby voluntarily GIVES, TRANSFERS, and CONVEYS by way of
donation, unto the said DONEE, her heirs and assigns, the above described
property, together with all the improvements found thereon, free from all liens
and encumbrances;

That the DONOR affirms that this donation is not made with intent to
deceive his creditors, if he has any and that he has reserved for himself
sufficient funds and property;

That the DONEE hereby accepts and receives this donation made in his
favor by the DONOR, and hereby manifests her gratefulness for the latter's
generosity.

IN WITNESS THEREOF, both the donor and the donee have hereunder

024665. The DONOR acknowledged to me under oath and under the penalty of
law, that the whole contents therein are true and that the same is his free and
voluntary act and deed.
