COMMON AREA MAINTENANCE


Common Area Maintenance of the Project includes the following:
Medical services of doctor & nursing 24*7, mainteance of health records, without medicines and

consumables, common for all flat owners at the infirmary on the stilt area
● 3 Tier Security - Security Guards, CCTV/Intercom/Video Door Phones & their annual maintenance
● Annual Maintenance of Fire Fighting System installed by the Company
● Housekeeping of Basement, stilt, open areas, stairs, corridoors
Green Area Maintenance inside the premises as well as outside periphery of the society, landscaping,
● golf putting green & croquet, plant agrrangement in common areas and maintenance of
garden/plants on the terrace.
● Power: Common area lighting and Power back-up
● Annual Maintenance of lifts/gensets
● Annual pest control in common areas
● Manpower for services-1 plumber/1 elecrtrician/1 mechanical 24*7 at site
● Salaries of administrative/IT/Accounts/ front desk manpower
● Accommodation for permanent staff employed for the management of the project
● Garbage collection & its disposal
● Running of STP & its annual maintenance
Running & Maintenance of 6 common rooms, though chargeable in case of exclusive booking of the
entire place by the flat owner
Chargeable Services:
Qtrly cleanliness of UG/OH water tanks, maintenance of pump room/submercible pumps/water

harvesting & cost of 1 operator
Charges for 2 BHK: INR 750/month plus GST
Charges for 1 BHK: INR 500/month plus GST
Charges for Studio: INR 250/month plus GST
● Cumpulsory Housekeeping Charges-Inside Flats
2 BHK: INR 6500-7000/month plus GST
1 BHK: INR 4000-4500/month plus GST
Studio: INR 3500/month plus GST
● Electricity Usage Charges inside flats
● Annual Maintenance of air-conditioning and appliances installed inside the units by the company
● Pest control inside units
● Any special requirement of deep-cleaning inside the unit
Though flat owners will become automatic member to use the facilities on the 9th & 10th floor, but

on payment for services availed
● Butler service for cooking in your kitchen, driver, assisted living, laundry, gardening service inside unit,
Charges for plumber/electrician/painter/carpenter other than electrical points/plumbing points

provided by the company
● Company owned transport services as per usage on per kilometer basis
Special advises of doctors, personalised care, consumables, medicines, ambulance service, assistance

for hospitalisation etc.
Any wear & tear/replacements within the unit for electricals/plumbing/fans/lights/appliances/AC

after warranty periods of each appliance etc.
● Wireless internet available, but on payment basis
Food packages, guest rental accommodation, dedicated area for hosting personalised

parties/banqueting

Note Formal agreement will be executed at the time of allotment of the unit
