DEED OF ABSOLUTE SALE

KNOWN ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into this 24 th day of
February in Indang, Cavite, by and between;

CHRISTOPHER P. ALONZO, Filipino citizen, of legal age,


married, with postal and residence address at 2261 Unit A,
Pasigline Street, Sta. Ana, Manila, herein represented by my
authorized agent and wife DIGNA DAISY ALONZO, of Filipino
citizen, of legal age, married, with postal and residence address at
2261 Unit A, Pasigline Street, Sta. Ana, Manila, her powers
contained in Special Power of Attorney dated September 11, 2015,
a copy of which is attached hereto as “Annex A” and herein after
referred to as “SELLER”

-and-

MYZA GRACE NAJERA, Filipino, of legal age, with address at


3121 F.Y. Manalo Street, Punta, Santa Ana, Manila, hereinafter
referred to as “BUYER”;

SETS FORTH THAT:


WITNESSETH;

WHEREAS, the SELLER is the owner of a 113 sq. meters parcel of land, more or less,
covered by TCT No. T-1042793, located at Block 8, Lot 28, Birch Street, Green City Subdivision,
Malagasang II-A, Imus City, Cavite with technical description stated in the title of the property
attached hereto as “Annex B”, including improvements thereon located in Imus, Cavite.

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the
above-mentioned property in the amount of SIX HUNDRED THOUSAND PESOS (PhP
600,000), Philippine Currency.

NOW THEREFORE, for and in consideration of the sum SIX HUNDRED THOUSAND
PESOS (PhP 600,000), Philippine Currency, paid in hand by BUYER to the SELLER, the
SELLER HEREBY SELLS, TRANSFERS, and CONVEYS by way of Absolute Sale unto the
BUYER, his heirs and assigns, the subject parcel of land together with all the improvements
found thereon, free from all liens and encumbrances of whatever nature as of the date of this
sale.

The Seller warrants that:


He/she has full legal right, power, authority to execute and deliver this deed and
sell the PROPERTY to the BUYER, incur the obligation provided herein, and comply,
observe, as well as perform the terms and conditions thereof;

The PROPERTY is free from all claims, liens and/or encumbrances, except as
may be indicated in the title and that PROPERTY is not under any government
expropriation;

He/she is the sole owner/s of the PROPERTY and that there are no other persons
claiming any right, title or interest in and to the PROPERTY, and that there are no other
persons occupying any portion thereof; HOWEVER, should there be any future claim
against the said PROPERTY or liability arising thereto, the SELLER further warrants that
he/she/they will defend his/her/their and the BUYER’s ownership, title and possession of
the PROPERTY and shall answer for all liabilities that might be incurred by reason of the
claim.

IN WITNESS WHEREOF, the parties have executed this Contract this 24 th day of
February 2018 in Indang, Cavite.

the same are their free act and voluntary deed and knowingly executed for the purposes stated
herein and for the individuals so represented.

This document consists of THREE (3) pages including the page on which the
acknowledgment is written, signed on each and every page thereof by the parties and their
instrumental witnesses.
