CONTRACT OF LEASE

KNOWN ALL MEN BY THESE PRESENTS

This contract of lease is made and entered into this day of ___________, ___________
in Western Bicutan Taguig City by and between
Camille Rosario M. Dapiawen of legal age, Filipino, with residence and postal address at
08 Gulaman St., Western Bicutan Taguig City herein after referred to as LESSOR.
AND
__________________________ Of legal age, Filipino, ________________, with
residence and postal address at Room ___ 08 Gulaman St., Western Bicutan Taguig City herein
after referred to as LESSEE.
Whereas, the LESSOR is the owner of the room which is located 08 Gulaman St.,
Western Bicutan Taguig City.
Whereas the LESSEE desires to lease the said room to be used as residence and the
LESSOR is willing to lease the same to the LESSEE subject to the terms and conditions
hereinafter set forth.
Now therefore, for and in consideration of the foregoing and mutual covenants herein
contained, the LESSOR has left and leased unto LESSEE aforementioned unit situated at 08
Gulaman St., Western Bicutan Taguig City. The LESSEE accepted the same by way of lease under
the following terms and conditions:
1. Terms of Lease. The terms of lease shall be for the period of six (6) months
commencing from _______________________ to ____________________
renewable for each period and such terms mutually agreed upon by both parties.
2. Payment of Lease. The parties herein agreed that the monthly rental of the leased
premises should be _____________________________________________________

Philippine currency. The LESSEE to pay the LESSOR upon signing of this contract to
be applied as follows:

the last two(2) months of stay which can only be used once the LESSEE
already intends to vacate the premises within the said period. Succeeding

necessity of demand within the expected date of each month.
3. The number of tenant(s) based on the agreement is __________(_____) only.
4. Number of keys given _________(___) doorknob with _________(_____) inside
lock.
5. Water, Electricity, Etc. All consumptions of electricity, water, cable connection,
internet (if ever), all repairs and new installation in connection with such services
shall be for the account of and shall be paid by the LESSEE.
6. The LESSEE agreed to pay the additional amount in the last bill of electricity and
water once exceeds the deposit of _____________________________________

7. Residential Purposes. The premises subject matter of this contract shall be used for
residential purposes and no other purposes without the written consent of the
LESSOR.
8. Improvements. The LESSEE shall not make any major alterations, structure or
changes or improvements in the leased premises without proper consent of the
LESSOR. However, any major alterations or improvements made or introduced upon
termination of the lease of contract automatically accrue ti the benefits of the said
premises and become the property of the LESSOR without obligation on the part to
pay or refund their value or cost to the LESSEE.
9. Sanitation and Repairs. All damaged caused the property clogging of water closets,
lavatory, drains and other plumbing works and such other defects and damages by
the fault, misuse, negligence or on the account of the used thereof by the LESSEE,
his LESSEE but not those caused by the force of nature.
10. Fire Hazard and Obnoxious Substances. The LESSEE shall not keep, deposit or store
in the premises any obnoxious substances or any inflammable materials or
substances that may constitute fire hazard.
11. Inspection of premises. For purposes of seeing the premises and for the
convenience of all concerned that the condition of the premises is maintained in
good condition the LESSOR or her representative is hereby given right after due
notice and inspect any part if the leased property during the reasonable hours and
as the occasion therefore might require.
12. Advance Notice. The LESSEE agreed to give the LESSOR thirty (30) days verbal
advanced notice of his intention to vacate the premise on or before the
consumption of the first room deposit / One(1) month before the expiration of the
terms provided. However, that upon the receipt of the said notice the LESSOR
should be free to show the premises to prospective tenants during thirty (30) days.
13. Return of the Premises. Upon the use of the remaining one(1) month room deposit
or termination of this contract of LESSEE, for any reason whatsoever. The LESSEE
shall immediately vacate the premises on the same date when the LESSOR leased
the premises. in case of extension, the LESSEE agreed to pay the amount
corresponding to the extended days/ weeks.
14. The LESSOR shall have the right to select pieces of furniture, furnishing of the LESSEE
to be retained by the latter in the leased premises should LESSEE fail to pay and
thereby accumulating his accounts due as rental payments, the value of furnishing
to be retained shall be equivalent to the unpaid balance.
15. Termination of Lease. The LESSOR has the right to terminate the LEASE contract
should the LESSEE DO NOT follow or violate the agreement. THE LESSOR will give the
LESSEE 15 days to vacate the said premises.
