This Contract is made and entered into this __________________, by and between:
STARG.CO.LTD., a company organized under the laws of the Republic of the

Philippines, with principal office address at Blk 1, Lot 1, Villamor Dos Subd. Zabarte
Road, Caloocan CityrepresentedthereinbyitsPresidentJohnCarloF.DeLaCuesta,
hereinafter called the “LESSOR”.

1. ROPERTY LEASED. The leased property shall be located Door/s______________at

2. ERM OF THE CONTRACT. The Contract shall be a term of __ year/s, beginning on

__________. and ending on ____________. The LESSEE AND LESSOR may renewthe
Contractundermutuallyagreeduponterms.TheLESSEEmaysignifyhisintentiontorenew
the Contract by notifying the LESSOR at leastsixty(60)daysbeforetheContractexpires.
Should the LESSEE AND LESSOR fail to agree on the terms for the Contract’s renewal
withinthirty(30)days,theleaseshallnotberenewedandbeterminatedontheoriginaldate
stipulated herein.
I f the LESSEE shall pre-terminate the Contract, the LESSEE has to serve a notice to the
LESSOR at least thirty (30) days before the pre-termination. Furthermore, If the LESSEE
pre-terminatesthecontractbeforethetermoftheleaseon____________, theLESSEEshall
be responsibleforpayinganearlyterminationpenaltyofPhP______________equivalentto
2 months of rent and forfeit any security deposit and advance rentals.
3. ENTAL RATE. The LESSEE and LESSOR agree that the monthly rental is PhP

___________ monthly and paid on the 2nd of each month via Direct deposit to GCASH
account. Furthermore, the LESSEE is responsible for any transfer fees associated with the
deposit, the LESSOR shall receive an amount no less than the monthly rental stated above.

rental of the immediately preceding year. Unpaid rental balances shall be charged 300
hundred pesos per month fromtheduedateuntilfullpayment.Thisiswithoutprejudiceto
the LESSOR’s other remedies under the Contract and law by reason of such default.
4. DVANCE & SECURITY DEPOSIT. Upon signing the Contract renewal, the LESSEE

willnotberequiredtopayany1-monthadvancepaymentor2-monthssecuritydeposittothe
LESSOR.However,thesecuritydepositpaidduringtheinitialcontractwillremaininplace
as stated in the principal contract. The security deposit covers the LESSEE'sunpaidwater
bills and damages related to the leased property, excluding electricity bill and rental
payments.Ifdamagesexceedthedepositamount,theLESSEEisliableforthebalance.The
deposit, minus chargeable amounts, is refundable without interest ninety (90) days
post-contract termination provided the property is returned in good condition.
5. CCUPANTS. The LESSEE will exclusively use the Leased Property for residential

purposes onlyandfornootherpurposewithouttheLESSOR’swrittenconsent.TheLeased
property allows a maximum of 8 occupants at any given time. LESSORcanaudittenants.
UnlistedoccupantswithoutLESSOR'sconsentmayleadtocontracttermination.TheLeased
property shall only be occupied by the LESSEE and following individuals:

6. I MPROVEMENTS & REPAIRS. The LESSEE shall not introduce any improvement on
the Leased Property withouttheLESSOR’sconsent.IftheLESSORallowstheLESSEEto
introduce an improvement on the Leased Property, such change or improvement will
automaticallybecometheLESSOR’sproperty,withoutanyobligationontheLESSOR’spart
to refund.
heLESSEEshallberesponsibleformaintainingthecleanlinessoftheleasedpropertyand

expense of all repairs, including any damage caused by their visitors.Fornewtenants,the
LESSORmayprovidea30-daywarrantytorepairanydefectsordamageexistingpriortothe
move-in date. Any repairs or replacement beyond the 30-day warranty period shall be the
sole responsibility of the LESSEE.
7. ERMINATION.IftheLESSEEfailstopaytherent,waterbill,and/orelectricitybillfor2

consecutive months, the LESSOR has the right to terminate this contract and evict the
LESSEE from the property. The Contract can be terminated by the LESSOR through
electronic or written notice, without the need for barangay and court action.
he LESSEE's termination can only be cured by making full payment of all outstanding

amounts,includingwaterbill,electricitybill,andrentalpayments,aswellasaddressingany
violationsofhouseruleswithinfifteen(15)daysofreceivingnotice.Incaseofeviction,any
personal belongings left by the LESSEE at the Leased Property willbedisposedofbythe
LESSOR following the relevant legal procedures.
I ntheeventofnon-paymentdues,theLESSORreservestherighttodisconnectthewaterand
electricity without prior notice to the LESSEE, padlock the leased property, and may also
forfeitanyrentaldepositoradvancesgivenbytheLESSEE.IftheLESSEE’sfailuretoevict
theLeasedProperty,theLESSEEshallpayPhP____________asliquidateddamagestothe
LESSOR and the LESSEE agree to appoint the LESSOR as their attorney-in-fact,
empoweringthemtoretakepossessionoftheLeasedPropertyextra-judiciallyorwithoutany
judicial process if needed.
8. XPIRATIONOFCONTRACT.Attheexpirationofthetermofthisleaseorcancellation

thereof, as herein provided, the LESSEE will promptly deliver to the LESSOR the leased
premises with all corresponding keys and in as good and tenable condition as the same is
now,ordinarywearandtearexpecteddevoidofalloccupants,movablefurniture,articlesand
effects of anykind.Non-compliancewiththetermsofthisclausebytheLESSEEwillgive
the LESSOR theright,atthelatter'soption,torefusetoacceptthedeliveryofthepremises
and compel the LESSEE to pay rent therefrom at the same rate plus PhP ____________
thereof as penalty until the LESSEE shall have complied with the terms hereof.Thesame
penaltyshallbeimposedincasetheLESSEEfailstoleavethepremisesaftertheexpiration
of this Contract of Lease or termination for any reason whatsoever.
9. UBLEASE.TheLESSEEshallnotsublease,assignorinanymanneralienatetheleasehold

rights to the Leased Property without the LESSOR’s priorwrittenconsent.IftheLESSOR
permits subleasing, the LESSEE is responsible for property recovery. ShouldtheLESSOR
needtotakelegalactionforrecovery,theLESSEEmustcovertheseexpenses.TheLESSEE
and the Sub-Lessee jointly share liability to the LESSOR.
10. IGHT TO ACCESS. The LESSOR will have the right to enter and inspect the Leased

Property at any reasonable hourofthedayornight,especiallyincasesofemergency,even
without the LESSEE’s prior consent but after giving due notice. Within Fifteen (15) days
before the Contract’s termination the LESSOR will have the right to enter the Leased
Property in order to show the same to prospective lessees.
11. ORCE MAJEURE. If whole or any part of the leased premises shall be destroyed or

damaged by fire, flood, lightning, typhoon, earthquake, storm,riotoranyotherunforeseen
disablingcauseofactsofGod,astorendertheleasedpremisesduringthetermsubstantially
unfit for use and occupation of the LESSEE, then this lease contract may be terminated
without compensation by the LESSOR or by the LESSEE by notice in writing to the other.
12. RANSFER / MORTGAGE / ENCUMBRANCE. In the event of any sale, transfer, or

encumbrance of the Leased Property the LESSOR warrants the purchaser, assignee or
mortgagorwillrespectthetermsoftheContractbutonlyuptotheendoftheContract’sterm.
After the expiration of the Contract the LESSEE will have the burden of negotiating a
renewal of the Contract.
13. BANDONMENT. If the LESSEE abandons the Leased Property before the Contract’s

expiration and the abandonment lasts for at least thirty (30) days,anysecuritydepositand
advance rentals given will be forfeited in the LESSOR’S favor. Additionally, in such
instances,theLESSORshallhavetherighttodisposeofanyitemsremainingthereinwithout
notice totheLESSEE.ThisiswithoutprejudicetotheLESSOR’sotherremediesunderthe
Contract and/or the law.
14. HIRDPARTYLIABILITY.TheLESSEEwillholdtheLESSORfreeandharmlessfrom

any damage or liability to any person or property from the LESSEE’s use of the Leased
Property.
15. EGISTRATION. The LESSOR will deliver all documents and do any act which is

necessaryfortheLESSEEtoregistertheContractintheOfficeoftheRegisterofDeedsfor
Caloocan City and Meycauayan City.on demand. The LESSEE will bear all expenses for
registering the Contract.
16. AIVER CLAUSE. Either the LESSEE or LESSOR failure to insist upon strict

performance of the Contract’s terms will not be construed as a waiver of such term. No
waiverbyeitherPartywillbedeemedtohavebeenmadeunlessinwritingandsignedbythe
Party concerned.
17. EPARABILITY CLAUSE. If any provision of the Contract is held to be invalid the

remaining provisions of the Contract will remain in effect.
