Pertinently, while many industries slowed down during the worst of the pandemic, the IT sector was
doing spectacularly well. It calls the shots even today, as is evidenced by the latest data available with
usw.
For instance, we are seeing a lot of demand coming in North-West Pune, which covers areas like
Hinjewadi, Wakad, Mahalunge, Tathawade, Baner, Sus, and Balewadi. Sales in these primarily IT-driven
areas have almost doubled in the last two years. This presents an unmatched opportunity for Pune's
realty players to map the demand and create adequate, yet thoughtfully restrained supply.
Meanwhile, in South-West Pune - which covers areas like Bavdhan, Dhayari, Kothrud, Ambegaon
Budruk, and Nanded - the average ticket size has almost doubled. Last year, this region saw a 22%
drop in the number of units sold, however recording a growth of 17% in value of units sold. South-West
Pune is quickly emerging as one of the premium quadrants of the city, and requires supply geared
towards this demand profile.
Data like this provides a roadmap for the real estate sector. As developers, we value certainty and
predictability - however, the times are changing once again. The RBI has suddenly kick-started the
cycle of repo rate increases, and this obviously has implications for us. Simultaneously, the unnatural
increases in input costs have put our backs to the wall as far as property prices are concerned.
Housing demand in Pune remains robust, but we need to stay agile and adapt our strategies to newly
emerging market realities. As India's pre-eminent association of developers, we are well equipped to
tackle ongoing as well as future challenges. We will put the power of collaboration to best use and
create a roadmap for the rest of CY’22. As always, we depend on each and every one of our members

I am delighted to release the CREDAI Pune Metro – CRE Matrix research report on Pune Housing Market.
Happy to share some key take-aways:
• Pune city clocked approx. 23,857 housing units sold in the period Q1 CY'22 as compared to the
approx. 21,660 housing units sold in the period Q1 CY'19, to the pre-COVID era.
• Pune city clocked Housing Sales of approx. ₹13,829 Cr in Q1 CY'22 as compared to the approx.
₹9,095 Cr in the period Q1 CY'19, with a growth of 52%, clearly indicating a rise in sales of higher
ticket size housing units in the last quarter as compared to the pre-COVID era.
• In the last quarter, Pimpri Chinchwad emerged as the most promising micro-market in the Pune
Housing market. With growth in housing units sales of 97% from Q4 CY'21. In addition to this,
Housing Sales in value terms grew handsomely by 122% as compared to Q4 CY'21.
• Having said that, we were surprised to see QoQ rise in Housing sales in value terms across all six
micro-markets. We attribute this primarily to the launch & sales of mid-range housing units
across Pune.
• Pimpri Chinchwad has seen witnessed 13% growth as the highest average value of housing sold
in Q1 CY'22 as compared to Q4 CY'21, with ₹45 lacs in Q1 CY'22 compared to ₹40 lacs in Q4 CY'21.
