Report. And once again, the intention behind partnering with

I am delighted to release the CREDAI Pune Metro – CRE Matrix research report on Pune Housing Market.
Happy to share some key take-aways:

• Pune city has sold all time high 84,493 primary housing units sold in the period Jan-22 to Dec-22 as
compared to the approx. 67,026 housing units sold in the period Jan-19 to Dec-19, to the pre-COVID era.

• Pune registered a primary Housing Sales of approx. ₹ 49,794 Cr in CY’22 as compared to the approx.
₹30,607 Cr in the period CY‘19, with a growth of 61%, clearly indicating a rise in overall housing sales and
sales of higher ticket size housing units in CY’22 as compared to CY’19.

• Year 2022 was remarkable for North-West Pune, as it emerged as the most consistent macro-market in
the Pune Housing market. With growth in value of units sold of 74% when compared to CY’19. In addition
to this, number of houses sold, grew handsomely by 38% as compared to CY’19.

• Pune North East becomes the most promising macro-market in Pune with 15,974 primary housing units
sold in CY’22 with 52% spike over CY’19. Also, with 78% uptrend for CY’22, it clocked total sale of ₹ 10,881 Cr
against ₹ 6,103 Cr in CY’19.

• To our greatest surprise, the growth of North West Pune can be attributed to not only budget homes but
to the units priced above ₹ 1 Cr as well. Massive 215% hike got recorded in the segment for CY’22 when
compared to CY’19.

• Overall, Pune has made the most of the tailwind it has gotten in the sales, ending the CY’22 gracefully
with 26% spike in total sale number as opposed to CY’19. Things are going only up from here for sure.
