DEED OF ABSOLUTE SALE OF LAND

KNOW ALL MEN BY THESE PRESENTS:


-This DEED is executed by-
JEANETH M. BATISTIS, of legal age, Filipino, married to ROMEO BATISTIS with postal address and residents of
Cataingan, Masbate, Philippines, hereinafter referred to and called the VENDOR;
-in favor of-
WILLIAM ANG Jr., of legal age, Filipino, with postal address and resident of Poblacion, Cataingan, Masbate,
hereinafter referred to and called the VENDEE;
-WITNESSETH-
WHEREAS, the VENDOR hereto is the absolute owner and the actual possessor of the real property, hereunder and most
particularly described and bounded as follows:

“A PARCEL of land situated at Mintac, Cataingan, Masbate, containing an area of approximately


0.3399 hectares, more or less, bounded on the North by NE: LOT 6688, CAD 724-D; on the
South by 6689, CAD 724-D; on the East by NW: LOT 6674, CAD 724-D; and on the West
by SW: BARANGAY ROAD, declared under Tax Declaration No. 07392 in the name of the
VENDOR, JEANETH BATISTIS, boundaries are visibly indicated thereon.”

WHEREAS, the VENDOR hereto shall defend against any lawful claim by a third person or persons whomsoever;
WHEREAS, the provision on Art. 1623 of the Civil Code of the Philippines have been compiled with, that is: that this
sale was first offered to all its legal redemptioners and adjoining property owners but that they refused to avail of the
same, except the VENDEE hereto who paid the price for the satisfaction and content of the herein VENDOR;
WHEREAS, this sale is made and executed not to circumvent or to violate the provisions of P. D. No. 27 and any allied
law with the Department of Agrarian Reform;
WHEREAS, the VENDOR hereby warrant valid title to and peaceful possession of the properties herein sold and
conveyed and further declared that the same are free from all liens and encumbrances of any kind whatsoever.

NOW THEREFORE, for and in consideration of the appropriate amount of ONE HUNDRED THOUSAND PESOS
(Php 100,000.00), in Philippine Currency, in hand and in cash paid by the VENDEE to the VENDOR, receipt of which
amount is hereby acknowledged by the VENDOR to their full satisfaction and content, the VENDOR hereto hereby
SELL, CEDE, TRANSFERE and CONVEY, in a manner absolute and irrevocable, the above and fully described land
together with all improvements existing thereon, unto the said VENDEE, HER heirs, successors and assigns, by virtue of
these presents.
