o Presence of both Buyer & Seller or POA with proper documents
o Presence of Buyer Agent & Seller Agent

Are All Dubai Land Department Registration Fees the Same?


 Property Transfer Fees
o Transfer Fee @ 4% of Value of Sale Price
(In theory, this cost is split 50 : 50 between Buyer & Seller, but negotiated and buyer
pays 4%)
o Oqood Fees (Under Construction / Off Plan) : AED 2,000/-
o Lease to Own Ownership Contracts Modification (Ejara) : AED 1,000/-
o Service Fees : (Additional Costs)
o Application to Register – Must be in Person

 Transfer by Sale
o Property Transfer Fees & Charges are levied on Property Bought, sold in Dubai
o Removing / Adding a Person from a Title Deed is considered as Transfer of Ownership
o Transfer Fee are payable to DUBAI LAND DEPARTMENT
o Transfer Fees become due when transferring ownership
o Transfer Fees @ 4% of the Property Purchase Price
o Admin Fees of AED 540 is applicable
 Transfer by Gift
o Transfer Fee are payable to DUBAI LAND DEPARTMENT
o Transfer Fees become due when transferring ownership
o Transfer Fees @ 0.125% of the Property Purchase Price
o Admin Fees of AED 530 is applicable
o Totaling to minimum of AED 2,530.00 (Payable whichever is higher)

Who can buy a Property


 Dubai Resident
 Overseas Investor
o Can buy in areas designated
o Average timeframe to transfer is 30 days from signed date
o MOU signed by both parties
o Agreed Booking Deposit is paid by Buyer
o Parties meet at Developer Office to obtain NOC for sale with a Fee
o Then Parties meet at Land Department for formal transfer
o A new Title Deed is issued to Buyer (Bank involved if mortgage is used)
