What is preventive maintenance?


Preventive maintenance (or preventative maintenance) is
maintenance that is regularly and routinely performed on
physical assets to reduce the chances of equipment failure
and unplanned machine downtime that can be very costly for
maintenance teams and facility managers.
THE THREE MAIN TYPES OF MAINTENANCE
CORRECTIVE
(CM)

Corrective maintenance (CM) involves replacing or repairing


equipment after it fails. In response to equipment failure, CM
tasks identify the failure (it may be an equipment component
or equipment item) and rectify the failure so that the
equipment can be reinstated, and the facility production
restored.

‘‘tearing down’’ the machine,
saves both technician time and exposure of the
equipment to possible damage.

SENSES

We humans have a great capability for sensing


unusual sights, sounds, smells,
tastes, vibrations, and touches. Every
maintenance manager should make a
concerted effort to increase the sensitivity of
his own and that of his personnel’s
human senses.

get inside small spaces, especially when
machines are operating, it is necessary to

materials must be appropriate for the test
system and, if possible, traceable to a
reference method or reference material of
known value. In the past, the term “standard”
was generally used to mean calibration
