Assignment 1 (20%) – Bill of Quantity take off


A developer who is a long standing client of your project consultancy company has requested
that your company to prepare a Bill of Quantities for their proposed office and warehouse
project. Your manager has asked you to measure the following quantities from the drawings
supplied and prepare a report, Bill of Quantities and supporting calculations.
The developer requires a Bill of Quantities materials take-off for the works to ‘lock up’ stage.
‘Lock Up’ stage includes earthworks, foundations, concrete slabs and carparks, steelwork,
brickwalls, roof cladding, doors and windows.

Site Visit Notes:


You have visited the site and made the following notes:
• Site slopes from rear to front (east to west) and is covered by scrubby bushes and
rubbish (estimated at about 28 m3).
• Topsoil (100 mm deep) is to be excavated from the whole site, some retained on
site and the remainder carted to Local depot.
• Sections of the 1500 mm wide x 100 mm thick concrete footpaths to be removed
for driveway crossovers where indicated on the drawings.

Specification for this work:


The scope of work that you are to measure is for the construction of building works to lock up
stage of a steel frame warehouse and office building with brickwalls and carparks. The works
include earthworks, reinforced concrete floor slab to warehouse and office, concrete apron and
car park. Steel portal frames bracing and steel purlins, brickwalls to warehouse and office and
electrically operated roller shutter doors to warehouse. Metal roof decking including, flashings,
gutters and down pipes connected to floor level storm water drains.

With the exception of the toilet amenities area, electrical power and light to office and
warehouse, the internal works and finishing trades to the office will be by others.

Specification Details:
• Clear existing vegetation & rubbish from site and cart to spoil.
• Survey and set out the site works.
• Excavate and remove 100 mm of topsoil from the whole site and cart excess to
Council depot.
• Retain on site, sufficient top soil to place and lightly consolidate it to 350 mm
depth over Lawn & landscaped area.
• Excavate natural ground (sandy clay) material on site uniformly under
warehouse, office, truck apron and carparks to underside of crushed rock
base course.
• Cart excavated material to spoil.
• Compact exposed sandy clay subgrade to 95% modified ASSHO with smooth
vibrating steel rollers.
• Supply, install and compact to 200 mm of size 20 mm fine crushed rock (FCR) to

underside of all concrete slabs.


• Supply and install reinforcing mesh.
• Supply and install 30 MPa concrete footings, edge beams, floor slabs, car parks and
driveway crossovers.
• Supply and install steelwork for portal frames, associated bracing and purlins to
warehouse.
• Supply and install 150 mm brickwall to Warehouse and 125 mm brickwall
to office.
• Supply and install steelwork for steel beams, purlins and associated bracing to office.
• Supply and install roof sheeting, gutters, flashing and downpipes to
warehouse and office.
• Supply and install three electrically powered roller shutter doors to warehouse.
• Supply and install external Aluminium framed windows and entrance door
glazing to office.

The following are excluded from your take‐off at this time:


• Electrical power and light installation to warehouse and office.
• Office and amenities fitout including timber stud walls, internal doors and tiling
to toilets and passage areas.
• Toilet cubicle partitions, WC’s, urinals, basins, tapware, mirrors and all above
floor
• Plumbing pipes and fittings.

Purpose and Structure of the Quantity Measure


This quantity take‐off measure is for a preliminary Bill of Quantities that will be suitable to
obtain subcontract prices for the various sections of the works.

The purpose of this assignment to:


• Gain an understanding of the items to be measured and catalogue them in a
systematic and comprehensive manner.
• Ensure all aspects of the scope of works for the project are included in the take‐
off.
• Gain an awareness of the level of detail required to accurately estimate the extent
of works to build the project.

The following quantities will be aggregated for the purpose of obtaining subcontractor prices:
• The calculated weight of each item of Structural steelwork will include all
necessary fabrications (structural profiles, plates etc.) that form part of the item
being measured.

Assignment 1 (20%) – Submission Requirements


1. Presentation of your Assignment submission

This assignment is to be submitted on Canvas as a PDF print with an assignment cover sheet
followed by one page of report, BofQ and supporting calculations. (Refer to Canvas for form
of assignment cover sheet).
The report should identify the context of who produced the report, the project title and
summary, and a listing of any qualifications or discrepancies in the specifications. The BofQ
and supporting calculations are to be followed by assignment cover sheet and report.

2. Quantity Take‐off and MyCESMM2 for Measurement of Civil Works

You are to measure the quantities for the items listed in the drawings and described in
“Assignment #1 – Bill of Quantity take‐off”.

Each Bill of Quantity page will have the following header:

Assignment #1 requires a measure of quantities & units (of measure) only. The ‘Rate’ and
‘Amount’ columns will remain blank, to be calculated at another time.

The description of each item in the Bill of Quantities list is required to be a brief description
that includes an explanation of the task according to MyCESMM2. Refer to MyCESMM2
‘Malaysian civil engineering standard method of measurement” for the rules on how to do a
quantity take off.

You are to prepare the materials take‐off measurement in the above BofQ format. The
calculations are to be in an ‘Excel’ spreadsheet model with quantities referenced to the
‘Quantity’ column for the appropriate items in the Bill of Quantities.

All calculations must be done on the spreadsheet. Convert your Bill of Quantities results and
calculations spread sheets to pdf format and submit. Hand sketches, if needed, can be scanned
and inserted as a JPEG picture in the Excel spread sheet.

Where items are not fully detailed on the drawings you are expected to estimate by scaling off
the drawing or assuming a sensible value.

The spreadsheet file name that you create for this assignment is to have your student ID number
only included in the file name.

3. Tips for setting up the Bill of Quantities

Set out your calculations in the quantities calculations spread sheets in the same sequence as
you intend the BofQ to appear. Target the calculation results (with relative and absolute cell
addresses) to the BofQ table so that if you change a quantity the result automatically adjusts in
the BofQ. This makes it less likely for you to make a mistake than transfering the numbers
manually.

4. Date, Time and Location for Assignment Submission

The assignment is to be submitted by the team leader via the ‘Assignment 1’ section on Canvas
in electronic format (pdf) before 16 October 2020 @ 11:59 pm.
