Construction is an important sector that contributes


greatly in the economic growth of a nation. The
Construction Industry is an investment-led sector
where government shows high interest.
Government contracts with Construction Industry to
develop infrastructure related to health, transport as
well as education sector.

The Construction Industry is diversified.
It involves numerous clients like property builders, property
developers, material suppliers and contractors.
The Construction Industry brings cost-effective building
solutions where in all these clients play an active role to
make the contract a success.
Also, attractive construction of the infrastructure attracts
many inward investors for business deals.
Well constructed infrastructure creates a healthy
environment to work in, thereby increasing productivity
and flexibility of the labour force.

- In 2019, the global buildings and construction market value annual rate
of change was estimated at around 2.6% per year in 2019, (GlobalData
2019).
- This overall change was notable by diverging trends across regions,
with Asian markets and in particular China, seeing construction
growth in the region at 4.4% per year (down from 5.1% per year from
2014-19), while the North American and European markets in 2019
maintained only a low rate of growth of 1.2% and 2.3% respectively.
- Despite the ongoing uncertainty over the Covid-19 pandemic, global
construction output will see growth of 5.7% in 2021, according to report
from GlobalData

The Vietnam construction market was valued at USD
57.52 billion in 2020 and the market is projected to
reach USD 94.93 billion by 2026 registering a growth
rate of more than 8% during the forecast period (2021
-2026). The Vietnam construction industry is the best
performing one in the Asia-Pacific (APAC) region.

owners who must make the decision to build the faciliity,
define the need, provide the finnancing, and manage the
construction process.

General Contractors
 The general contractor is to manage the job, keep it on
schedule, control costs, ensure the work is well
coordinated and performmed in a safe manner, and
coordinate with the owner on all matters since the GC is
the only one of the contractors holding a contract. with the
owner.

Subcontractors or Specialty Contractors
Subcontractors or specialty contractors make up the largest
portion of the construction industry. They do the work. All
subcontractors have a specialty such as electrical or
mechanical, Steel erection, acoustical, drywall and painting,
and carpeting.

The subcontractors have a contract with the general


contractor, and have no contractual relationship with the
owner or each other.

Designers, Architects, and Engineers
 Architect or engineer (A/E) to design their projects.
 The owner usually selects the A/E based on demonstrated
ability to design the project in the time frame available
and at a cost acceptable to the owner.
 The designer will prepare the construction documents
(blueprints, specifications, contracts) for the project.
 Architects are usually the lead designers for buildings—
vertical construction. They subcontract some of the work,
such as the structural frame and
mechanical/electrical/plumbing (MEP) systems,

Conventional procurement system in which


the owner contracts separately with a
designer and then the contractor.

 Contractors

The term contractor comes from the legal agreement or


contract that is negotiated and executed between the
owner and the builder.
The term general contractor (GC), the individual or
company that has a legal duty to the owner for satisiactory
completion of the project.

 Contractors assume the responsibility for assembling,
organizing, and managing the construction labor
force; for placing the equipment appropriate to the
work tasks on the project; and for procuring the
necessary construction materials.
 The contractor is a problem-solver who, through
interpretation of the designs produced by the
architect/engineer, creates a physical structure.
