Maintenance
• The equipment, tools and machinery that are used by a construction
company are new only until they are “unwrapped” and with the first
use become “used” equipment. The useful life of the equipment then
becomes a factor of how well the equipment is managed and
maintained.
• Maintenance programs are predicated on chronological time as well
as time of operation. Most engine driven equipment includes hour
meters to determine exactly how much time the equipment has been
in operation. That information coupled with information regarding the
conditions of use will determine the frequency of service that may be
required for the equipment.

O&M Manuals
• Equipment and materials delivered and installed on a project site

often require the providing of a detailed Operations and Maintenance


Manual. The O&M Manual’s purpose is to direct and to train the
Owner in the proper care and operation initially and through the
subsequent use of the equipment. O&M Manuals are reviewed by the
contractor and the Owner’s representative for completeness and are
provided as a required submittal normally before the equipment is
delivered.

O&M Manuals
• O&M Manuals become a part of the permanent reference library for a

facility operation. It is good business to have a standard location for


the library of O&M Manuals including prepared maintenance
schedules that may be audited to assure that the warranty conditions
are being satisfied. It is also a good practice to prepare the O&M
Manuals in electronic format for ease of distribution to the
maintenance staff.
