7. SEQUENCE OF ACTIVITIES
7.1 METHOD OF WORK
Coordinated drawings and the required material is arranged by the Project engineer as per
Project specifications. T h e F a n C o i l U n i t will be installed by experienced foremen/installers.
Before the start of the work make sure that all the HSE measures have been taken and obtain all
the necessary PPEs. If required, get a safe work permit from the HSE department.
Preparation & Pre-Installation Work
Works shall not proceed until an approved shop drawing or detail is issued.
After the approval of shop drawings, the site will be checked by the Project engineer.
Safe Access to work areas shall be provided and shall be approved by the competent person
before the commencement of works.
Materials shall be safely moved to the work area and shall not block access/egress from the site
Where high-risk works are involved, a safety clearance must be obtained from the safety
department.
Secure all the necessary permits before commencing work as well as for any connected works to
others.
Storage and Handling
To ensure that deterioration of the Fan Coil Unit does not occur during storage, the following
recommendations must be adhered to:
Stacks should be protected from weather elements using placing tarpaulins or similar sheets over
them securely fixed to the support posts, to provide protected and shaded conditions and at the
same time allow a free passage of air around the pipes.
Fan Coil Unit should be stored in sheltered conditions that are protected from weather elements
and accidental damage.
The modules of FCU are packed in plastic sheeting at the factory and strapped on wooden pallets
for transport, storage, and handling at the site.
Protect the FCU modules against dust, rain, and sunshine at the site. It should be protected from
weather elements using placing tarpaulins or similar sheets over them securely fixed to the
support posts, to provide protected and shaded conditions and at the same time allow a free
passage of air around the units.
If modules are stacked for storage, make sure the weight of the upper module is evenly
distributed over the frame of the lower module.
Heavy modules must not be placed on lighter ones. The modules shall be lifted or hauled one by
one.
Installation of the Fan Coil Unit FCU)
If the site is ready for installation, the setting-out activity based on the approved shop
If the site is ready for installation, the setting-out activity based on the approved shop drawing
will be carried out.
Shift the FCUs to the place of installation in a safe manner using a forklift/crane as applicable.
Mark out the location of hangers & supports needed to hang/place FCU as per approved
construction drawings.
Drill the marked position for supports by using the drill of appropriate size in the wall/ slab/
structure.
Insert threaded rod of appropriate diameter and length in the hole after fixing anchor bolt of
fixed size and approved brand. Care should be exercised to avoid any damage to the threads.
Place the vibration isolators in all rods of approved quality and brand for correct deflection as
per the manufacturer’s recommendations.
5|27
Installation of FCU Unit shall be as per the Standard Procedures and Guidelines of the
Manufacturer and Supplier.
For ceiling mounted FCU lift the FCU to the installation height stepwise using a scaffold i.e. first
at 2 meters and then above that height. Custom-made scaffolding to be prepared for lifting the
FCU and safety officer to conduct a toolbox talk on manual handling before the start of work.
Firmly tighten the bolts, level the equipment by using spirit/ water level, and maintain a slope
towards the condensate pipe.
Proper support near the valve package to be provided
Manage the slope by 1% towards condensing pan, verify the slope one more time, and finally
tighten the bolts by using proper tools.
Connect the water inlet and outlet pipes, observing the indications given on the side of the unit.
Correctly insulate the water supply pipes to prevent dripping during the cooling mode operation.
Insulation of valve package shall have a provision opening during the testing and commissioning
stage.
Connect the chilled water pipe to FCU after applying expansion joints of approved brand and
adequate expansion capacity as per construction drawing. Provide additional adequate supports
near the valves.
Make a “U” trap near the FCU for the condensate drain pipe, and finalize the condensate drain
pipe connection with a minimum 1% slope up to the nearest condensate drain riser.
After the complete installation of the units, inspect the exposed finish, and cleanliness of
external as good interiors, and remove foreign materials, construction debris, and dust.
Attach and fix the identification labels, safety and warning signs of approved materials, and
correct lettering at their locations as per approved drawings and specifications.
Make sure the proper safe covering of FCU until to proceed with final system commissioning and
final handing over to the client.
FCU Connections – Air, Chilled Water, Electrical and Condensate Drain
Ducting connection shall be done as per approved shop drawings.
Provide flexible duct connections as applicable/ as approved drawing.
Provide proper duct supports as per approved drawings.
Chilled water connection shall be made as per approved drawings.
Ensure supply and return connections are marked properly
Provided pipe flexible connection and other piping accessories as per approved drawings and
submittals.
The piping shall be free of any strain and shall not exert any load on FCUs.
Install the control valves, strainer, and isolating valves correctly as per direction of flow as per
approved drawings.
Ensure proper operation of valve handles and sufficient space for valve installation.
Electrical power connections shall be done as per approved drawings.
Individual submittal for Electrical details like control panel and its controls connection shall be
submitted as separate Method Statements.
Condensate drain piping shall be terminated at the nearest floor drain.
Provide the “U” traps in the condensate drain piping.
Ensure provision for cleaning of “U” traps.
Ensure proper slope to enable easy draining.
The piping connections to FCUs shall be pressure tested to 1.5 times the working pressures. Coils
are not included in the testing.
Flow test of the FCUs drain tray, and condensate drain pipe and ensure water is drained out
completely.
Ensure that the FCU drain tray flow test is drained out completely. Stagnant water is not
