Learning Objectives: (Course outline: 6.0)

The purpose of this lab is to understand and describe the main function of computerized maintenance
management system (CMMS). List the advantages of using CMMS compared to conventional management.
Describe the value of retaining information in CMMS, including spare parts list, maintenance history, vendor
information, employee records, and employee availability.
Use the attached (Hard copy) work order and the pilot plant P & ID to create work order for any equipment
of the pilot plant on general safety inspection, leak inspection on all piping network, cleaning suction
strainers, checking oil level, replacing leaking seals , conducting condition monitoring on a running
equipment etc…

Safety precautions:

PPE, coveralls or lab coats, safety glasses, and steel toed shoes are to be worn. Please listen to the directions
of the Instructor and conduct yourself in a safe and professional manner.

CMMS is used to plan and keep a check on stored data of a machine/equipment that is operating in a
workplace/industry. This helps us find out about the history of the machine’s operating performance in
the future. This is a computerized system which does not require human efforts and capabilities of
saving the related information which is extremely important as it eliminates errors.

Q2) Write a paragraph to List the advantages of using CMMS compared to conventional
management.

If we rely on our memory and hand-written data and try to remember when was the last time
something happened to our mechanical device, we will probably make a mistake. This can cost us a lost
of things, even our job when the stakes are high. To get rid of this problem, we use a computerized
system called CMMS. The data stored on this system can be accessed anytime we want which also
saves time and human effort.

Q3) Write a paragraph to describe the value of retaining information in CMMS, including spare
parts list, maintenance history, vendor information, employee records, and employee
availability.

Retaining information in CMMS will help us know in the future what was the last time we repaired a
machine. This is extremely valuable as if can help us get the idea about the machines as well, for
example when will the same problem happen again. This also tells us about the availability of the
employees and so we will be able to keep a check on the attendance and how much work they
performed. Using CMMS to retain the maintenance history can help us know the MTBF for every
running machine and so we can avoid breakdown maintenance which costs the company a huge
amount of financial loss. We can also keep a count of the quantity and availability of spare parts and
tools and therefore allow the company to invest accordingly.
