SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That I, ERLITA A. BERDIN, of legal age, Filipino widow and with

residence at JMF Subdivision, Mandurriao, Iloilo City, Philippines, have
NAMED, CONSTITUTED and APPOINTED, and by these presents do NAME,
CONSTITUTE and APPOINT JUVY TAGACAY, of legal age, Filipino, married
and resident of North Baluarte, Molo, Iloilo City, Philippines, as my true and
lawful attorney-in-fact, for me and in my name, place and stead, to do and
perform the following acts:
1. To represent me in all my transactions with the office of the
National Housing Authority (NHA), Bureau of Internal Revenue (BIR) Iloilo
City, for the purpose of getting my TIN and processing the capital gain tax in
my favor, and in the office of the Register of Deeds for the City of Iloilo or in
any government offices relative to the transfer of title in my name covering
Lot 50 Block 2, situated at North Baluarte, Molo, Iloilo City;
2. To SIGN for me and in my name all papers and documents
necessary or requisite to carry the authority or power herein granted to my
said attorney-in-fact;
3. In general, to do all acts and things necessary and proper in
connection with the foregoing.
HEREBY GIVING AND GRANTING unto my said attorney-in-fact full
power and authority to do and perform any and all act and thing whatsoever
requisite and necessary to be done in and about the premises as fully to all
intents and purposes, as I might or could do if personally present, with full
power of substitution and revocation, and hereby ratifying and confirming all
that my said attorney or her substitute shall lawfully do or cause to be done
under and by virtue of these presents.
