WHEREAS the Licensor is seized, possessed, and/or otherwise


well and
sufficiently entitled to the premises situated at Yunus House,
Room No. 2, Ground Floor, Azad
Nagar, Paily Pada, Trombay,
Mumbai 400 088 (hereinafter referred to as the 'SAID
PREMISES).

AND WHEREAS the Licensee is in need of the said


premises on
Leave and Licence basis and has
approached the Licensor to allow him
to use and
occupy the said premises on Leave and Licence basis, which
has been agreed
upon by the Licensor on the following terms and
conditions.

NOW THIS AGREEMENT WITNESSETH AS UNDER:

:ABAL 1. That this agreement for Leave and Licence shall be for

11 months commencing from 01/07/2022 till 31/05/2023.

That the Security Deposit for the due observance of the terms and
conditions of this agreement shall be Rs.
8,00,000/- (Rupees Eight
Lakh Only)the due observance of the terms and
conditions of this
agreement.

3 That the Security Deposit of Rs. 8,00,000/- (Rupees Eight Lakh


Only)shall be returned to the Licensee on the
expiry or earlier
termination and on the vacant and peaceful possession handed
back to the Licensor.

4. That the Licensee shall no rent to be


paid by the Licensee to the
Licensor for the due observance of the terms and conditions of this
agreement.

5. That the Licensee shall pay a monthly water charge for Rs. 300/
(Rupees Three Hundred only) to the Licensor.
