Viewing checklist for Viewber

Outside the property

✅ 360-degree tour of the street


✅ Scaffolding or any road works around - anything which can cause noise interference e.g.
train station, rail tracks etc.

✅ Street noise level


Communal area of the property

✅ Concierge - is it 24/7?
✅ What other amenities does the building have?
✅ Point where the mail boxes are
✅ Lift - show inside the lift
✅ Or stairs, condition of the stairs
✅ What floor is the property on
✅ How many properties are on the same floor - if more than 5-7 don’t need to mention the
exact number


Inside the property
Start the viewing from outside the front door of the property; move slowly to ensure the
clients can see the property properly

✅ Point where are the bedrooms, where is the bathroom, living area, kitchen etc.
✅ Move one by one
Bathroom

✅ Switch on tap at the sink - check the water pressure


✅ Check for any signs of mould
✅ Point how much storage there is in the bathroom
✅ Show the tower rack/ heater
✅ Mention if there's a bath or shower only
✅ Mention about the quality of the bathroom
Rooms

✅ Show the ceilings - check for any signs of mould or cracks


✅ Check/mention condition of the carpet or the wooden floor as applicable
✅ Show the view from the window/ check for any roadworks around
✅ Mention if the windows are double glazed or single glazed
✅ Understand and explain the noise level from inside the property/ room
✅ Show the furniture, bed (rough size of the bed), wardrobes (open one wardrobe as example,
ask the agent / tenant before doing so)

Kitchen/ living area

✅ Show the appliances, if it has a dishwasher, if it has a washer/dryer or only washer, size of
the fridge/freezer, oven, hob, cooker, extractor fan, microwave oven.

✅ Check and point where the boiler is, understand if it’s a gas central heating or electric
✅ If it’s a water tank only try to understand if the water runs continuously
✅ If hot water and heating is included, ask the agent on how many months a year the heating
is on and the months when the heating is on and when it goes off

✅ Point at the sofa, ask agent if it’s a sofa bed, show the table, coffee table view from the
window/balcony/terrace

✅ Ask the agent what furniture comes with the flat for the future tenant
✅ When you are outside the property, mention to the tenant if you sense any smells or odours
