To simply state that we will protect your investment by: keeping your property attractive and
desirable through meticulous attention to detail in maintenance, passing along economies of
scale and implementing periodic inspections in order to prevent rather than to fix problems, we
have over the years maintained a top class method of carrying out extensive management
services of other properties within and outside Ibadan such as:

MANAGEMENT SERVICES & FEE

The successful management of a property begins with a successful transition of control. BEADS
PROPERTIES will work closely with you to ensure efficient start-up and consistent delivery of
service to the Property. Upon the awarding of the management contract, we will implement a
customized plan of transition, in accordance with your needs. On your request, we will conduct a
comprehensive inspection of the Property to assess needed repairs and level of services required,
and to compile a Service Recommendation. We will work to receive relevant records including
contact information for the building’s occupants and the building’s service and utility providers
and also set up record-keeping systems tailored to the needs of the Property. In the course of
managing a building, various legal matters may arise, including representing the Property’s
interests at important community meetings (e.g., Estate Association meetings). A professional
fee 10% of the gross rent will be collected as management fee.
INITIAL AND FINAL INSPECTION

An “Initial Inspection” is carried out prior to a tenant taking possession of the property. It
consists of a complete report on the condition of the property. The tenants receive a copy and
sign off on it. This inspection is then used a guide for the “Final Inspection” at the end of the
tenancy taking into account wear and tear. “Final Inspection Guide” and “Initial Inspection”
documents are supplied for your information. We also take photos which form part of the initial
inspection and can resolve any problems when the tenant leaves the property. We can also
undertake a furniture inventory if the property is furnished.

MAINTENANCE, REPAIRS AND PROJECTS

BEADS Properties will carefully oversee, and be responsible for the maintenance needs of your
building, including the common areas, all mechanical systems and the individual units. We will
develop a personalized maintenance plan for you, which include those services you need to
maximize the safe and efficient utilization of your Property; we shall make and execute all
decision concerning the maintenance, repair of the property; however we agree to secure prior
approval of the OWNER on all such expenditures. We shall select all contractors and employees
with respect to the Property and shall hire, discharge and supervise all labor and employees
required for the operation and maintenance of the Property. Any employees so hired shall be
employee of BEADS Property and shall be carried on payroll of the company. We will handle
maintenance and repair requests, including emergencies. In case of any maintenance or
emergency situation, qualified BEADS Properties personnel may be reached by phone.
Emergencies will be handled as quickly as possible. The safety of your property and occupants is
our primary concern.

Preventative maintenance and periodic routine inspections at Owner’s request and on BEADS
Properties initiative may include:

• Providing routine maintenance

• Reviewing and evaluating security

• Assessing apartments’ need for repairs or improvements (we always call tenant first)

• Evaluating building systems (where appropriate) to identify cost savings opportunities.

KEEPING AND RENDERING OF PROPER RECORDS

BEADS Properties shall establish, supervise and maintain the operation of a system of record
keeping and bookkeeping with respect to all receipts and disbursements in connection with the
management and operation of the property. The books, records and account shall be maintained
at the estate manager office and shall be available and open to examination and audit quarterly.
Monthly statement on expenses, charges, receipts shall be made available and accessible.

SERVICE FEE

A 10% of the service charge will be collected as administration fee which is correlated from
tenants to cater for common services enjoyed in the estate; BEADS Properties will administer the
service charge.
