construction, the concerned person need not pay any Pre- EMIs till fixed period or
possession i.e., all the interest till fixed period or possession will be paid by the
developer. So, basically you own a property without having to pay any interest till fixed
period or possession. For example – Initially at the time of buying a flat/plot 20%
payment will be done by client at that very moment rest 80 % is done by bank in monthly
installment basis and by the time client can manage the fund in the duration and pay it to
the builder after 2-3 years approx.

(5) Possession Linked Plan - Under the PLP plan, payment is made in two stages. While
20-25% of the total cost is paid at the time of booking, the balance is payable after the
buyer has received the property's possession.
(6) Flexi Plan - The Flexi Payment Plan is a combination of DPP and CLP, wherein buyers
are required to pay 30-40% in the form of upfront payment at the beginning and another
30-40% is milestone linked, which is paid at different stages after completing levels in
construction procedure. The leftover mount in this plan is paid at the time of possession
of the property.
(7) Buy Back Plan - A contract between a seller and buyer in which the seller agrees to
repurchase the property from the purchaser if a certain event occurs within a specified
period of time. The buy-back price is usually set out in the agreement.
(8) Assured Return Plan -
Assured return is the fixed monthly return given by the builder on the amount invested
by a person. This is mostly given on under construction commercial properties such as
space in Business Park/IT Park, Malls, Shopping Plaza`s or Studio/ Service Apartments.
When an assured return is offered on a project that is under construction, a formal
agreement or a MOU (Memorandum of Understanding) between the buyer and the seller
is executed in which the seller promises to give the buyer an assured sum each month till
a particular period of time.
