Read and study SPP 204B incl. 204A. The Owner and you the Architect agreed for a Construction Management
Services to be rendered on a 4-storey Apartment Project, explain how would you implement the following 4 major
functions in Construction Management for this project. You are directly employed by the Owner, and the
Contractor and Sub-contractors are entities your will be dealing with in this project.

2.1.1 Coordination and Supervision

As a construction manager and architect on a 4-storey apartment project, I will implement coordination and
supervision by coordinating with the owner, contractor, sub-contractors, and other specialties in the project, as
well as, to guarantee a proper monitoring of the quality, workmanship, and cost during construction.

2.1.2 Cost and Time Control

As a construction manager and architect on a 4-storey apartment project, I will implement cost and time control
by not imposing methods, systems or designs that will affect the construction schedule and the design concept of
the Architect. I will also make sure that the construction schedule is being followed, as well as, the cost of the
project.

2.1.3 Quality Control of Work and

As a construction manager and architect on a 4-storey apartment project, I will implement quality control of work
by insuring conformance to the original design and planning decisions to avoid defects or failures in construction
that can result in very large costs. Focusing on quality control can also improve the safety of a project.

2.1.4 Keeping of Records

As a construction manager and architect on a 4-storey apartment project, I will keep and manage all of the
project records to create a framework for ongoing project activities and procedures. I will keep the records up-to-
date and relevant, making sure that the records are easily available when needed, and will serve as the a future
reference.
