Mr. R. KUMAR (PAN: AHRPK2216L) (AADHAAR NO:


777426002536), S/o. Late Mr.N.Ramachandran, aged about 62
years,hereinafter referred to as the AGENT.

Whereas the vast extent of vacant nanja lands measuring 2


and 1/4 Cawnies comprised in O.S. No.213 in C.C No.1652 and
R.S.No.3653; R.S No.3654, O.S No 215 comprised in C.C 5917; R.S
No 3655, O.S No 214 comprised in C.C 1838 situated in Alwarpet,
Mylapore Village, Madras, earlier belonged to one Mrs.C.R.Sitammal.

Thereafter, a portion of the aforesaid land measuring an extent
of 3 grounds and 723 sq.ft bearing R.S Nos. 3653, 3654, 3655, O.S
No.213, 214, 215 comprised in C.C Nos. 1652, 1838 and 5917 was
sold and conveyed to one Mrs.S.MythiliAmmal vide Deed of sale
dated 28.09.1936 vide Doc No.2055 of 1936 in the office of the Sub -
Registrar, Mylapore.

Thereafter, the above said Mrs.S.Mythili Ammal had made


some development in the above said vacant land and put up
constructions with two storied building thereon measuring an extent
of 1512 Sq.ft.

Thereafter, the above said Mrs.S.Mythili Ammal, sold and


conveyed the aforesaid property measuring an extent of 3 grounds
and 723 sq.ft together with the building and appurtenancesto and in
favour of her husband Mr.S.Ramaswami Iyengar S/o. Mr.K.Seshadri
Iyengar vide Deed of sale dated 23.10.1936, registered as Document
No.2272 of 1936, in the office of Sub-Registrar, Mylapore, Madras.

Thereafter, the above said Mr.S.Ramaswami Iyengar sold and


conveyed the aforesaid property measuring an extent of 3 grounds
and 723 sq.ft together with the building and appurtenances to and in
favour of Major N T.Rajan S/o. Rao Bahadur G.Nagaratinam Iyer

vide Deed of Sale dated 05.10.1946, registered as Document No.
1355 of 1946, in the office of Sub-Registrar, Mylapore.

Thereafter, the above said Major N T Rajan had released his


entire share over the aforesaid property measuring 3 grounds and
723 sq.ft together with the building and appurtenances to and in
favour of his brother Mr.N. Ramachandran S/o. Rao Bahadur
G.Nagaratinam Iyer vide Deed of Release dated 16.09.1952,
registered as Document No. 973 of 1952, in the office of Sub-
Registrar, Mylapore.

Thereafter, said Mr.N.Ramachandran died intestate on


04.07.1999 leaving behind him the following persons as his legal
heirs:

As per the personal law of succession the above said five

Thereafter, the said Mrs. Muthulakshmi W/o. Late
Mr.N.Ramachandran also died intestate on 20.02.2015. After the
demises of Mrs. Muthulakshmi, the following persons are the legal
heir’s of Mr.N.Ramachandran

persons had inherited and became the absolute owners of the

together with the building and appurtenances, in the following

Whereas the said Mr.R.GAUTHAM (FIRST PRINCIPAL), had


settled 66.66% from and out of his 1/4th undivided share in Schedule
A Property to in favour of his wife Mrs. JAYASHREE GAUTHAM
(SECOND PRINCIPAL) and daughter Ms. AKSHAYA GAUHTHAM
(THIRD PRINCIPAL), vide Settlement Deed dated 11th November

2020 registered as Document Number 2418 of 2020 in the office of
SRO Mylapore, thus the FIRST, SECOND AND THIRD PRINICIPAL
became the absolute owner of 1/4 th undivided share from and out of
the Schedule A Property.

Whereas the said Mr.R.KUMAR (AGENT), had settled 66.66%


from and out of his 1/4th undivided share in Schedule A Property to
in favour of his wife Mrs. SHYAMALA KUMAR (FOURTH
PRINCIPAL) and daughter Ms. RADHIKA (FIFTH PRINCIPAL) vide
Settlement Deed dated 11th November 2020 registered as Document
Number 2415 of 2020 in the office of SRO Mylapore, thus the
FOURTH, FIFTH AND SIXTH PRINICIPAL became the absolute owner
of 1/4th undivided share from and out of the Schedule A Property.

Whereas the said Mrs. KALPAGAM SRINIVASAN (SEVENTH


PRINCIPAL) , had settled 66.66% from and out of his 1/4th
undivided share in Schedule A Property to in favour of her husband
Mr. S. SRINIVASAN (EIGHTH PRINCIPAL) and son Mr.
SAIKRISHNA (NINETH PRINCIPAL) vide Settlement Deed dated 30th
November 2020 registered as Document Number 2597 of 2020 in the
office of SRO Mylapore, thus the EIGHTH, NINETH AND TENTH
PRINICIPAL became the absolute owner of 1/4th undivided share from
and out of the Schedule A Property.

A. WHEREAS the above said PRINCIPALS namely R.
Gautham, Jayashree Gautham, Akshaya Gautham, Shymala
Kumar, Radhika Kumar, R. Viswanathan, Kalpagam Srinivasan,
S. Srinivasan and Saikrishna became the absolute joint owner of
the Schedule “A” Property mentioned hereunder along with the
AGENT.
B. WHEREAS the PRINCIPALS and the AGENT
jointly decided to develop the “SCHEDULE A PROPERTY”, for which
the PRINCIPALS and the AGENT had jointly appointed M/s. Code, a
registered Partnership Firm to develop the entire SCHEDULE A
PROPERTY and to sell 44.71% undivided share in the SCHEDULE A
PROPERTY vide Power of Attorney dated 11th January 2021,
registered as Document Number 72 of 2021, in the office of The Sub
Registrar, Mylapore.

NOW BY THIS POWER OF ATTORNEY WE, R. GAUTHAM,


JAYASHREE GAUTHAM, AKSHAYA GAUTHAM, SHYMALA
KUMAR, RADHIKA KUMAR, R. VISWANATHAN, KALPAGAM
SRINIVASAN, S. SRINIVASAN and SAIKRISHNA, do hereby jointly
nominate, constitute and appoint the said Mr. R. KUMAR the
AGENT herein, to do all or any of the following acts, deeds and
things for and on our behalf.

1. To do all acts, deeds and things and to execute, sign and
present all or any agreements, applications, representations,
petitions in all matters relating to and connected with any
construction activity on the "Schedule B Property".

2. To sign, execute and deliver agreements, conveyance or


conveyances for the sale of “Schedule B Property” in undivided share
to the third party purchasers.

3. To present and the aforesaid agreements, conveyances,


deed or deeds of sale, cancellation deed, rectification deed/s, receipts
for registration before the appropriate registering authority, admit
execution of the same and to do all acts, deeds or things necessary to
complete the registration of such agreements, conveyances, deed or
deeds of sale.

4. We hereby for ourselves, our heirs, executors,


administrators and legal representatives ratify and confirm and agree
to ratify and confirm whatsoever our said attorney or our nominee or
nominees shall do or purport to do by virtue of this deed and the
same shall be binding on us.

5. No consideration has been received for granting this


power of attorney.
