Dear Sir/Madam,
Subject: Notice to refund my booking token amount
I have booked a house (Villa#0176) in the Shriram Chirping Grove project. The booking was done
on 30th july 2022. I have paid Rs 2,00,000 as a token amount for the same.
As you know during the booking time the sales team just asks to pay the booking token and they
somehow convince the customer to do it today only else the price will increase blah blah. The sales
team had asked to make the payment first without informing about the cancellation conditions and
after the payment was made the booking form was filled and there also they just support to fill the
required data and just select the terms and conditions. This is not the right thing being followed.
Now due to some personal reasons i had to cancel the deal and i had informed the same to Sajal
Tiwari (Sales team) on phone on 8th Aug 2022 and to Umamaheshwari (Manager – CRM) on 9th
Aug 2022.
I formally sentout an email for the cancellation on 12th Aug 2022.
However the deal is cancelled i would request you to send me the token amount i had paid on 30th
July 2022. This booking token amount is now illegally blocked by Shriram Properties.
I have got a response from Uma that it is non-refundable.
As per the law The builder is liable to pay you the entire amount if the agreement is not
registered. Legally, the developer cannot deduct any money out of the advance payment you have
made for the booking till the time a builder-buyer agreement is made and registered with the sub-
registrar.

Since there is no agreement registered for this booking and only the booking token was paid as the
Interest towards residential villa, hence I am demanding my booking token amount refunded and I
will have to go for a legal complaint if the booking token is not refunded with in 7 days.

Kindy revert back with your response with in 7 days.
