2 Issue: Payment problems – We have paid the contractor appropriately but they did not
pay the subcons on time – leading to disputes about payment

Cause & Solution Proposed:

We paid our contractors 90% which is hard to come by in the China market. Therefore,
many of the contractors are willing to partner us and lower their price. However,
contractor may abuse our payment and use it on other projects of theirs. We can
probably explore the possibility of paying the contractors a lower percentage (say 80%)
and have an additional milestone for releasing retention sum after handing over
rectification (maybe 10% upon completion and 5% after handing over rectification). This
would reduce our risk exposure and when contractor cannot perform or refuse to
cooperate. However, the downside is that contractor would price into their contract the
payment factor and may increase the construction cost.

Lessons Learnt:
Short Term: To reduce the percentage payment and have additional milestone for
releasing retention sum.
Long Term: To work with a reliable contractor – form strategic partnerships with
certain reputable contractor – but to do this need to achieve scale.

Cause: Bad air quality and dust causing the façade to become dirty easily.

Solution/Proposed Solution: Self-Cleasing External Paint is used to alleviate the

problem

2 Issue: Granite with water marks in toilets (left picture)

Cause: Use of granite that belongs to a porous group - not suitable for wet trades. This
is due to inexperience when choosing the materials
