S.150 Notice of Costs

Dear Sir,

Thank you for your instructions in relation to this matter.

Anti-Money Laundering

We must advise you that we are obliged by law to obtain from each client on each matter certain
documents which are collectively called Anti-Money Laundering (AML) documents. Set out below
is a list of items that we need from you, all of which must be given to us prior to the continuation
of any work on your behalf in respect of your instructions. If you cannot comply with any of
these requirements, none of which we have any discretion with, we may not be in a position to
act for you or to take the matter any further.

Please therefore arrange to furnish us, if you have not already done so, with the following
documents;

1. Certified identification being a copy of your passport or driving licence, which must be in
date.
2. Certified proof of your address that you have given to us, bank statement, utility bill, mobile
phone bill or a wage bill to your current address dated within the last 3 months.
3. Minimum of 3 months bank statements evidencing sufficient funds if you are a purchaser of a
property or that you have already obtained loan approval and where the shortfall of funds
will come from.
4. A letter dated within the last 3 months from your employer on their letter heading
confirmation of your occupation, job description and the name and address of your
employer.
5. Copy of your vouched PPS number.

Costs and Fees

As the client, you are responsible for the discharge of your legal fees. All work done by this firm
or others on your behalf will incur a charge.

1. We are obliged to notify inform you of the legal costs which will be incurred by you in
relation to your legal matter.

a) Legal costs to date

We certify that no legal costs have been incurred on your matter to the date of this notice.

b) Fixed and certain legal costs – Certified or Basis of charge

We certify that the following legal costs are of a fixed nature or are certain to be incurred in
dealing with your case. We have calculated our solicitor fee and other legal costs to be
discounted to €1,350. This is calculated on the basis of the time and labour that those working
on your case will expend, on the basis of the examination of and drafting of the various
documents, preparing the necessary stamp duty return and completion of the registration of your
ownership.

c) Likely costs

We certify that the following legal costs are likely to be incurred in dealing with your case;

i) Property Registration Authority fee on Transfer €400.00


ii) Stamp Duty on the Deed of Transfer @ 7.5% €187.50
iii) Property Registration Authority fees on Folios and Maps €40.00
iv) Commissioner for Oaths fees €60.00
v) Searches €144.00
vi) Miscellaneous Outlay, postage and petties €100.00

2. The amount of value-added tax (VAT) to be charged in respect of the above amount is 23%.
Please note that the VAT rate may change between the date of this notice and the date of
issue of the invoice.

3. As stated above, the charges have been calculated by reference to the time and labour that
those working on your case will expend, on the basis of the examination of and drafting of
the various documents, preparing the necessary stamp duty return and completion of the
registration of your ownership.

4. If we become aware of an issue that means that the legal costs in your case likely to be
incurred will be significantly greater than what is disclosed or indicated in this notice, we
will, as soon as may be after we become aware of that factor, provide you with a new
notice.

In the event that unforeseen difficulties arise in the transaction leading to additional work on
our part, we reserve the right to charge for the extra time involved. An updated notice will
be furnished to you in advance of any such additional charges.

If in the event that the transaction does not proceed to a full conclusion, we reserve the
right to charge a proportion of these fees commensurate with the work carried out on the
file.

5. In order to give you time to consider this notice, we shall not provide any legal services in
relation to your matter for a period of 7 days unless you confirm to us in writing that you
wish us to proceed with your matter.

This letter is being sent to you in duplicate. Please note that we cannot take any further action on
your file until we receive from you the documentation listed in this letter and a copy of this letter
returned to our office signed by you.
