SUBJECT: FINAL DEMAND LETTER AND TURN-OVER

Dear Mr. Tolentino:

This refers to the unpaid amount you owe our Company and your electronic mail regarding
the termination of you.

Based on our records and the document attached to this letter, since 2019, you have an
outstanding balance of FIVE HUNDRED SEVENTY-SIX THOUSAND SIX HUNDRED TEN
PESOS and FIFTY-ONE CENTAVOS.

Prior to the pandemic, you have failed to comply with any of your obligations based on the
Lease Agreement we agreed upon. You have noticed that for the months of March 2020 to
present, we are now merely charging you storage fee for failing to take your properties
within the leased premises and the fact that you have failed to surrender the keys to the
establishment which signifies to us that you have no express intention to end the lease
agreement.

We would have been more understanding if your loss were due to the current situation
however it is alarming that you have failed to comply with your obligation even before the
pandemic occurred. Such will no longer be tolerated.

This now serves as a FINAL DEMAND for you to comply with your obligation to pay the
above-stated amount and surrender the keys to the leased premises within a
maximum period of ten (10) days from the receipt of this demand. Failure to settle the
amount will constrain us to continue charging storage fees as you have not done the actual
act to end the lease agreement. Moreover, we will be constrained to file the appropriate
civil, administrative, and criminal case to compel performance of your obligation which
may subject you to unnecessary litigation expenses and possible imprisonment. We trust
that the above are in order.
