Dear Mr. _____

We write in behalf of our client, ___., in relation to your unpaid obligations for
the rental of its property consisting of 2,377 square meters located in ____ city.

Records disclosed that you you have been remissed on paying rents for 12
consecutive months from August 2021 to July 2022 in the amount of One Hundred
Eighty Three Thousand Four Hundred Forty Four Pesos and 97/100 (P183,444.97) per
month or a total of Two Million Two Hundred One Thousand Three Hundred Thirty
Nine and 04/100 (P2,201,339.04).

Further, your contract states that the term for the rental of the property is for 11
years, yet you are pre-terminating your leased only in the fifth year. Nonetheless, our
client is willing to forego any penalties you may incurr by reason of your pretermination
in order to put this issue to rest.

We therefore demand that within five (3) days from receipt of this letter, you
immediately remit to our client, ____, the sum of Two Million Two Hundred One
Thousand Three Hundred Thirty Nine and 04/100 (P2,201,339.04).

Your failure to pay within the specified date shall constrain us to file the
appropriate civil and criminal case against you. When this happens, you will be assessed
an attorney’s fees equivalent to 10% of the entire obligation as well as damages, legal
expenses, interest and other necessary charges.

We trust that you will give this matter your preferential attention in order to avoid the
tremendous inconvenience of facing civil and/or criminal charges.
