Standard Industrial Buildings PD 52 is available; it complies with the Minimum Asset


Products Standard and shall be used in the first instance on all relevant projects.

Minimum Asset Standard – New assets


1. Construction 1.1 Building construction shall comply with DEFRA advice notes in
relation to the security & emergency, measures Directive (SEMD)
based on site classification.
1.2 Corrugated or Profiled Roofing.
1.3 Panel Clad Frame Walls.
1.4 Cladding insulation panels shall be constructed of inert non-
combustible material.
1.5 Concrete Floor.
1.6 Internal Lighting.
1.7 Anti Damp Internal heating unless otherwise justified.
1.8 H&S provisions and DSEAR.
2. Colour 2.1 External: To be confirmed with AW Ops and Planning Conditions.
2.2 Internal: To be confirmed with AW Ops.
3. Security 3.1 Minimise windows, use translucent roof sheets for natural lighting.
3.2 Building security, doors and locks shall comply with DEFRA advice
notes in relation to the security & emergency, measures Directive
(SEMD) based on site classification.
4. Fittings 4.1 Stainless Steel Hinges and Pins and through bolts to doors.
4.2 GMS shoot bolts and stays to doors.
5. Standards for 5.1 Gas dosing and storage rooms shall be constructed of approved

shall be maintained in accordance with Anglian Water’s maintenance
standards.

Minimum Asset Standard – Existing Assets only


For the replacement of existing assets the Minimum Asset Standard is a like for like replacement
of existing assets in terms of asset capacity, quantity and layout.

Deviations
Deviations from MAS may be considered. Deviations shall be compliant to H&S and regulatory
standards. Engineering Standards team must be consulted for any deviations before they are
submitted to Totex Investment Group for a decision against a comparative MAS compliant
solution; deviation approval is required before asset is installed.
