DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I, FLORENCIO GUNTANG, married to PRESENCIA FLORES, Filipino and a

resident of Brgy. Lantap, Bagabag, Nueva Vizcaya for and in consideration of the sum of
EIGHT HUNDRED THOUSAND (800,000.00) PESOS, to me in hand paid and delivered by
SPS. JAIME P. PE BENITO AND CORNELIA Y. PE BENITO of legal ages, Filipinos and
residents of Poblacion East, Lamut, Ifugao, the receipt of which the sum is hereby acknowledge
to our full and entire satisfaction do hereby these present SELL, CEDE, TRANSFER and
CONVEY by way of irrevocable Deed of Absolute Sale unto said VENDEE, his heirs and
assigns that certain parcel, which is more particularly bounded and described as follows to wit:

“A parcel of land lot 2462-C of the subdivision plan, Psd-(af)-45804 being a

portion of Lot 2462 of the Cadastral Survey of Bagabag, situated in the Barrio of Bakir A
Dackel, Municipality of Bagabag, Province of Nueva Vizcaya, bounded on the NW.,
along line 1-2 by property of Julian Germinal, on the NE., NW and NE., along lines 2-3-
4-5 by lot 2462-A of the subdivision plan., on the SE., along ling 5-6 by lot 2462-B of the
subdivision plan and on the SW., along line 6-1 by property of Macario Blanco,
beginning at a point marked “1” on plan being N.69deg11’W., 864.31 from B.B.M. 3
Bagabag Cad., containing an area of FIFTEEN THOUSAND FIVE (15,005) SQUARE
METERS more or less.”

Of which parcel of land above described, I am the absolute and registered owner of fee
simple title as evidenced of Transfer Certificate of Title No. 036-2018001103 of the Register of
Deeds of the Land Records of Nueva Vizcaya.

It is understood that the sale pertains to the whole area of FIFTEEN THOUSAND FIVE
(15,005) SQUARE METERS more or less of the above-described parcel of land.

That the VENDOR/S hereby warrants valid and lawful ownership and peaceful
possession of the property herein sold and conveyed and free from liens and encumbrances of
whatever kind and nature.

IN WITNESS WHEREOF, I have hereunto set my hand and affix my signature this
