DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

ANA BALIGOD CABATBAT, of legal age, married to MARCELINO CONCEPCION


CABATBAT, Filipino, and with residence and postal address at #12 Sampaguita St. RG Village,
Phase XI, Ugac Norte, Tuguegarao City, Cagayan, hereinafter referred to as the SELLER

FELIXIMAR BALIGOD CABATBAT, Filipino and with residence and postal address at #12
Sampaguita St. RG Village, Phase XI, Ugac Norte, Tuguegarao City, Cagayan, hereinafter
referred to as the BUYER.

WITNESSETH

WHEREAS, the SELLER is the registered owner of a parcel of land located at Pengue
Ruyu, Tuguegarao City, Cagayan and covered by Transfer Certificate of Title No. T-161785
containing a total area of Two Hundred Twenty Five Point Fifty (225.50) SQUARE METERS,
more or less, and more particularly described as follows:

“A parcel of land Lot No. 5855-B-9-B of the subdivision plan Psd-(af)-02-046020 being a
portion of Lot No. 5855-B-9, Psd-(af)-02-045725, situated in the barrio of Ruyu, City of
Tuguegarao, Province of Cagayan, Island of Luzon. Bounded on the SW. along line 1-2 by Lot
5855-B-9-A, of the subd. Plan; on the NW, along line 2-3 by lot 5858, CAD 151; on the NE. along
line 3-4 by Lot 5855-B-9-C, of the subd. plan. On the SE. along line 4-1 by lot 5855-B-10, Psd-
(af)- 02-045725, (Road). Beginning at a point marked “1” on plan being N., 50 deg. 21’E.,
542.36m. from BLLM No. 7, CAD 151; thence N/.05 deg. 52’W., 20.57m. to pt. 2; N. 83 deg.
47’E.,10.95m.to pt. 3; S.05 deg. 51’E. 20.63m, to pt. 4.S. 84 deg. 05’W.,10.95m. to pt. 1;”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above
mentioned property for the amount of SIX HUNDRED SEVENTY-SIX THOUSAND FIVE
HUNDRED PESOS (PHP676,500) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of SIX HUNDRED SEVENTY-SIX
THOUSAND FIVE HUNDRED PESOS (PHP676,500) Philippine Currency, hand paid by
the vendee to the vendor, the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by
way of Absolute Sale unto the said BUYER, his heirs and assigns, the certain parcel of
land, free from all liens and encumbrances of whatever nature including real estate taxes as
of the date of this sale.
